House up for sale for a couple of weeks but only one viewing. The feedback was that kitchen is in the small side (fair comment, but potential for extension is there) and the fact that a nearby property is for sale at 650k (note that the said house is a 3 bed as it doesn't have a proper loft conversion). Is it simply the time of year or price. Note that the house had full rewire, every wall replastered, plumbing/new boiler/ heating system, a wood burner added and a garage conversion downstairs. Front and back garden with the potential for a double story extension (if more space is needed) as well as a lift conversion. So more value can be added over time.

I feel like most families that needed 4 bedrooms would choose a different house, albeit may have to compromise on location to be able to afford a proper 4 bed house.

The house is more likely to appeal to families with only 2 children where the downstairs room could be used for other purposes.

Slow slow market.

Garden is so lovely.

Plenty of us in the South accommodate a small bedroom as a bedroom, hardly unusual or worthy of the house bring downgraded to a : bed: it isn’t! Having said that as a ; bed the layout will either suit (as an advantage) or it won’t, so that will filter out buyers.

The dark ceilings are the only things I would change: a matter of taste obv, but makes the room look dark and potentially claustrophobic which could put people off.

@parfaitamour I totally agree - it's only worth what someone will pay. I think it's a nice house for the right people but value likely to be what they paid for it - rather than factoring in any work done given the current climate

Many families would rule it out because the kitchen doesn't look big enough to eat in. Looking at the floor plan, there is an odd storage cupboard taking up space in it. If that and the enormous fridge freezer could be taken out, you could square off the room and make it look like the family could eat there.

Wow Op your home is beautiful! It's all my style and I don't think it's cluttered at all. Was expecting a hoarders home after one of the comments. Sorry can't offer advice but just wanted to say it's a beautiful home and there's a buyer out there that will feel the same. X

I love your kitchen tiles. Where are they from, please?

My house was on the market for months because it was listed as a 3/4 bedroom. In reality, the downstairs room is very clearly a front room with bay window looking over the street. You'd have no privacy whatsoever if you tried to use it as a bedroom. The third bedroom upstairs is a small single. Similar layout to yours (but smaller). If I sell, it will be listed as a 3 bed with bonus reception room.

The sad truth is that you bought at the peak of the market and it has crashed in Kent since then. When you bought yours, the house next door to me sold for £500,000. It's much smaller than mine, four bedrooms one of which is tiny. The identical one with a larger garden has recently sold for £415,000. Mine, four double bedrooms, was valued at £515,000. After several reductions I got £435,000. Despite your hard work and alterations to the house, you can't expect much more than you paid. I'm guessing that £625,000 would be the maximum you could get. On the bright side, I got a fantastic bargain with the one I've now bought so hopefully, once you have a buyer, you can negotiate hard.

Good post, it is all about price now, cosmetics are last decade.

If they bought when interest rates were at near zero they won`t get back what they paid now IMO.
