Has anyone had experience with home inspections? I was just wondering what exactly it is they look for in the property?

I will be swapping with someone after Christmas. My property is in good condition other than a loose skirting board behind a sofa in the living room, the wall panel above has cracked at the bottom. it was like this when I took the house

other than that the house is fine. We’ve only moved in 10 months ago. House is still pretty empty, just put carpets down and painted

should I report the repair beforehand? Or just leave it? Would they notice? The woman I’m swapping with said she doesn’t care at all, she just wanted to be in my property as soon as possible. I don’t want to fail
