Extension costs and timings

I know this is a bit of a ‘how long is a piece of string’ question but just after ball parks really as I’m new to this and just starting to think ahead to finances etc.

We have a smallish three bed bungalow. We are extending on the ground floor a little way out. About the size of a single bedroom. Then adding a floor.

lots of glazing. Double doors to garden.

Any rough ideas about costs and timeframes? Like I said, just roughly to start me off. Obviously will cost it all properly but want to start getting my head around it, so any ideas or tips welcome. Thanks.

Is that for the bit that needs foundations or the building a floor on top?

My figure was based all what people have replied to recent threads on here. Tbh in order to get a more accurate figure you need to say where in the country you are and what the square meterage if the extension will be.

I don't think I am hugely off but hopefully some.other people will come and say what they have paid recently.

Thanks. I think it probably will be around that. Things have gone up so much since we moved with the plan to extend. I can’t see it changing either sadly.

Everything has gone up so much in the last couple of years. I was quoted £72k for a dormer loft conversion earlier this year, something that would have been £40k before the pandemic.

Dormer loft conversion cost £80k. 35sqm. South east. This does include everything.

This YouTube video might be useful. He does do a lot of the internal work himself but you can extrapolate and adjust.

The bit inthe ground £2k plus the bit on the top may be slightly less depending on design but is a good guide
Lots of variables on quality of fit out , kitchens bathrooms etc , flat roof , pitched roof , tiled floor , carpets etc etc
