Offering a years rent upfront

I have a house viewing today. Where I live there's virtually no 3 bedroom houses and when one pops up the viewings go before you have a chance to book one..

I've managed to get a viewing this morning. I'm able to offer a years deposit upfront. Is that sensible? Will that give me more of a chance? I have 2 children and really need a house.

Where are you?

Rules are different in places but in England deposits can’t be more than 5 weeks rent anymore.

You can pay rent in advance, as far as you want, but it can’t be classed as a deposit.

Make sure if you do pay in advance you know the exact terms so you and the LL are on the same page. And be a bit careful as it’s not as protected as a deposit if they owe you a large sum at the end of the tenancy.

I'm in Lincolnshire. I just want to give myself the best chance possible as the 3 bedrooms rarely come up and I can't get a look in with viewings. This is the perfect location for my children's school etc.

Yes I think it’s a good idea to offer to pay a years rent in advance if you can afford it, to secure the house.
