Should I worry - house multiple listings

Hi,

Recently had an offer accepted on a property which needs work but has exciting potential (lots of space, loft room crying out for properly converting etc.)

Got it at a good price for us, leaves us with good chunk of cash to start improving and we have just managed to get offers on our house over what we were hoping

However I've just looked up the house listing history and it's been listed three times previously with different estate agents each time, knocking off about 25k each time. From the original listing we are getting almost 90k discount. Theres obvious problems (covered head to toe in Artex, which we will be able to afford the removal of) but should we brace ourselves for something awful on the survey? Or is this a sign of a tricky vendor? Any wisdom/soothing words 🫠??

We are doing something similar at the moment! Just had an offer accepted at a £475k "discount" from the price that one agent once pitched it for. It's been on and off the market 3 years, overpriced, through at least three agents, and has some features that would put a lot of people off.

We still worry we're slightly overpaying. We assume the vendor is either deluded/greedy or is reluctant to sell. We're being VERY cautious with the survey and legals.

Oh weird, sounds very similar! We are doing the same, survey and full asbestos survey for that Artex.

We did actually look at the house last year and it was 50k higher then - we were intrigued by the potential but put off at the cost, so I'm hoping it was just they went mad on the price. It's a probate and I find that has been a similar theme amongst probates listed in the last two years...

Some houses are difficult to price and sell. Most likely they changed estate agents because they didn’t get a sale, and each new agent advised a price reduction to attract new attention.

NB We’ve just accepted an offer on a ‘probate house’ (well maintained) at a massive discount on the initial valuation. The market changed and we changed with it.
