Our buyers pulled out 4 weeks after we accepted their offer and I'm so worried we're going to lose the house we've made the mistake of completely falling in love with.

Our sellers are lovely and said they will wait for us as they want us to have the house but they have onward purchases too so they of course can't wait forever.

Ours is back on the market, but estate agents can't list it as a new listing on RM so we're right down the list when you order the search as 'newest first' which I'm sure is what most people do.

We had 3 viewings booked on Saturday and only 1 showed up. The markets dead because of Xmas. I feel so downtrodden. This is our first time selling a house and it's awful. I just want someone to bloody buy it!

Any advice?

Get it back to the top of the listings by reducing, can't remember what the exact minimum you need to do it by but it's not much and you need a buyer quick

It's already on for 10k under what they valued it at. The reduction is 2% or more which I know doesn't sound like much but it is to us. It's another 5k off.

It's a 3 bed semi and currently on for £240,000. Other houses listed for the same price on the roads by us are either 3 bed terraces in need of a new kitchen and bathroom (ours doesn't need anything doing), or 2 bed semis that need a fair amount of sprucing. Ours also has a much bigger garden and drive way etc. I feel it's already underpriced.

We have another viewing on Saturday but I'm not hopeful. Perhaps after that if no offer, we reduce it.

Hold your nerve. Have a look at the photos. Are there that could do with retaking that would freshen up the listing? The agent could also change the wording on the listing too. And remember that people who are looking now may be just starting to look. All is not lost.

Our chain fell apart days before exchange about 5 weeks ago and we lost our onward purchase. But we reduced it slightly and have accepted an offer for the same price we did before so it is possible at this time of year.

I don't know if this is correct but I have heard stories of agents increasing the price for a day and then reducing it to get back to the top of the list, at the origional price. Might be worth asking but obviously will show on sites like propertylog

Your estate agent can increase the price by 2% then immediately (or the following day, I am unsure) reduce it by 2% to force it back into people's inboxes.

Those of us with property log will think 'wtf, estate agent shenanigans', those without will just get it back in their inboxes with 'reduced today.'

Agents should be familiar with doing this when the client is moaning about a lack of sale. They often do it without telling the vendor, just to force it back into inboxes again.

When I sold last year, my estate agent said he could change the price then change it back straight away to make it go to the top.. he said they shouldn't do it, but he was trying to keep me as I wanted to look at a new agent as my place wasnt selling. but then they all say they can do stuff other estate agents cant do..

worth asking if they can do this?

Are you out of contract with your agent? If so perhaps switch to a new agent so that it is a new listing.

Either change agent (if you can) or get your agent to do the increasing/decreasing price thing. Yes, it’s playing the Rightmove system but not unreasonably, especially if you add ‘unexpectedly back on the market’ or similar to the listing. New photos, if possible, and the first four are most important: front of house but try to direct the focus away from the garage if there is one, ‘star’ room, kitchen if it isn’t the star room, and next biggest room. My EA kept on changing order of photos but I would insist on the order above, he’d change them back and we’d immediately get another flurry of viewers.

i feel for you — this scenario is now what’s keeping me up at night.
