Am debating a do-er upper I have seen. Location is absolutely perfect.

Dormer bungalow with a proper 1970s vibe going on.

Floor plan attached.

Ideally I’d like to move the stairs, to create a bigger kitchen, make a utility room at the back of the garage, and keep the downstairs bedroom. If there’s scope for creating an en suite upstairs, I’d like to do that if poss.

Don’t particularly want to extend, just reconfigure the space.

Notes:

  • Red lines are (I think) non load bearing walls. Yellow I’m not sure.
  • Move the stairs so they go up from the pantry (total waste of space here) - think wall would have to come out as width is only 34” and stairs have to be 36”, Blue arrow shows new stairs
  • Open up the kitchen across where the hall/stairs are now (green would be kitchen)
  • possibly take out kitchen wall (green arrows) to make open plan lounge diner (lounge is about 22’ x 12’)
  • U is utility / boot/ dog room
  • upstairs - could I then move bathroom over the old stairs void, and carve out an en-suite? See purple lines
  • Dormer is such that the roof apexes are front and back, so all windows upstairs are velux type in the roof
  • Could I possibly go into the garage roof (pitched, apex on side) for an en-suite instead off the bedroom? Pitch looks high enough. My current house has a garage apex en-suite hence my thinking it may be possible?

Pipe dream or possible? Other ideas welcome!

Looks very sensible plan to me. I am not sure why they didn't just put the stairs there in the first place!

All looks like a good idea. moving the stairs might be more complex, but probably ok.

I believe that building regs mean that you have to have a fire exit route from the bedrooms that doesn't go through the kitchen. So if you are standing at the bottom of the stairs (my fat blue blob), you either need a route through the cupboard to the hall (my red arrow) or you need a route through the old hall (my blue arrow) that is separated from the kitchen by a fire door. it might make sense to keep a bit more space as hallway and a big cupboard under the stairs, before the kitchen.

Also, I would probably close of the door from the old kitchen to the outside to get more useable wall space for cupboards etc.
