Seeking <=400k family home in safe area, close reach to train station, school, supermarket

Hi Friends - I'm looking for a house - preferably 3 bedroom - anything beyond 400K will be a stretch - seeking guidance from folks who have been through the process since this is the first time I'm taking the plunge - primary considerations are as follows:
Safety - since I'll stay with my toddler with my partner traveling often
Proximity to basic amenities - TRAIN STATION, SUPERMARKETS, SCHOOLS - since I don't have a car
Not too far commute from Central London (London Liverpool Street) where my partner's office is

I am in process of down selecting few neighbourhoods like Sutton (Surrey), Dartford, Bexleyheath etc. in and around the South Eastern Rail map but absolutely open to suggestions.

What's the max commute? You might want to look out on the greater Anglia line into Liverpool Street.

So shenfield , Brentwood, ingatestone, Chelmsford (but train access might be more difficult), billericay, wickford (town centre is a bit rough) , Rayleigh, hockley. Are all under 50 minutes direct to Liverpool Street. Rayleigh/hockley have some good schools and you'd get more for your money than Brentwood/Shenfield

Hi @SgtJuneAckland thanks a bunch for the helpful input - while commute is important and my partner wouldn't want to travel more than an hour or so, maximum priority is on safe neighbourhoods and easy access to schools, train station and supermarkets - will check you recommendations.

Definitely look at the Greater Anglian rail line or Elizabeth Line. If you don’t want to commute more than an hour, you will be very limited as most of the time will be spent changing tubes so you really want a direct train to Liverpool st.

An hour is a bit of a big ask. I had between 1 hr 15 and 1 hr 30 when I lived in both Bexley and Dartford. Unless you want to live right next to a train station and can up the budget, you will find it to be similar with most places within commuting distance.

So I live in High Wycombe. Neighbours 3 bed house on the market for £375k. 10 min walk to local Sainsbury's and Aldi, probably 5 mins to Lidl. 15 mins to M & S and town centre. 15 min walk to local primary and train station. Fast train to London I think around 25 minutes? Although Marylebone so I guess a tube trip across London to Liverpool Street. I like it here

Hi I’m in bexleyheath the commute to Liverpool Street is either train to Cannon Street and walk or bus, or bus to Elizabeth line at Abbey Wood. I have high hopes for the new super loop bus which will be fast to Abbey Wood. £400k for a 3 bed house is optimistic, sorry, but they do crop up.

Before we moved here 15 years ago my list was very similar to yours. It’s a practical place, shops, trains (service got cut a bit post Covid), sports centre, lovely park at danson, cinema. Schools it is a grammar area which is a poison chalice I’d say, there are good primaries. Safety wise, I feel safe here.

Surely better to look East/North east rather than Sutton and Surrey given the Liverpool Street commute. I'd focus on Essex and spread out from there.

Hello everyone - thanks for all the helpful suggestions - currently I am staying on rent in Ilford (apartment in gated community) - though long term I'm not interested in staying put here, I did view couple of properties (Semi-detached house) in the past 2 days - now I'm rethinking whether I can try increasing my budget to around 450-500 and find something here itself - transport access and basic amenities are really good here - but one thing I'm not 100% sure is SAFETY when it comes to staying in independent houses - would request anyone who stayed in houses at Ilford (NOT in gated community) to please share thoughts on this topic.
