Seeking suggestions for House Purchase - First Time Buyer

Hi Friends - I'm looking for a house - preferably 3 bedroom - anything beyond 400K will be a stretch - seeking guidance from folks who have been through the process since this is the first time I'm taking the plunge - primary considerations are as follows:

  1. Safety - since I'll stay with my toddler with my partner traveling often
  2. Proximity to basic amenities - TRAIN STATION, SUPERMARKETS, SCHOOLS - since I don't have a car
  3. Not too far commute from Central London (London Liverpool Street) where my partner's office is

I am in process of down selecting few neighbourhoods like Sutton, Dartford, Bexleyheath etc. in and around the South Eastern Rail map but absolutely open to suggestions.

If you are referring to Sutton-at-Hone, it's lovely, but not a useful place to live if you don't have a car.

Idk what Dartford is like these days, my family moved away 15 years ago, but I wouldn't describe it as particularly safe. Back then, it only had one small Sainsbury's. Lots of stuff like B&Q on the ring road, but it only had one supermarket back then. There is a large Sainsbury's in Crayford which is a bus ride away.

Bexleyheath is ideal for someone without a car. Easy access to many shops and supermarkets, lots of bus connections to many places, cinema, bowling alley, the lovely Hall Place gardens is a short bus ride from the centre. Not as pretty as Sutton-at-Hone but has a slightly better reputation than Dartford. The Bexleyheath Lidl is the best I have ever seen - I miss it! There is also a big ASDA and a short bus ride to the large Tesco in Welling.

I was referring to Sutton (Surrey) - was researching few properties online (SM1 postcode)

In case you got any other suggestion that seem possible in and around that 400K band kindly do let me know - since I have have just started the research, absolutely open to look for all likely options.

@debj007 I think your thread title isn't helping you get clicks. Maybe 'seeking 400k family home in safe area within commuting distance of Liverpool St' might be better.

If you are commuting into Liverpool Street then maybe look out towards Essex on the Southend Victoria mainline?

You probably have to go as far as Billericay to get anything affordable.

Billericay itself is very nice, lovely park (Lake Meadows), great High Street with cafes and Waitrose., very good schools. Best areas are north and east, but your budget will be more of a challenge for that side of town for a 3-bed e.g.

On the other side of town the Sunnymede/Outwood Common area is better than the South Green area (IMO) and your budget may give you some more options e.g.

Next town along is Wickford. Budget would work but def one to avoid in my view.

One stop further is Rayleigh, where your budget would go that bit further than Billericay, and is nice and safe enough.

If you're doing Liverpool Street then maybe Chelmsford/witham- on a direct train line and meet your criteria

Hello everyone - thanks for all the helpful suggestions - currently I am staying on rent in Ilford (apartment in gated community) - though long term I'm not interested in staying put here, I did view couple of properties (Semi-detached house) in the past 2 days - now I'm rethinking whether I can try increasing my budget to around 450-500 and find something here itself - transport access and basic amenities are really good here - but one thing I'm not 100% sure is SAFETY when it comes to staying in independent houses - would request anyone who stayed in houses at Ilford (NOT in gated community) to please share thoughts on this topic.
