thinking to maybe add an en-suite or dressing room, but not sure how to re jig things.

Would definitely prefer to have a bath in the property rather than just a shower.
garden currently has an out building used as a bedroom

any ideas to turn this into a more creative space ?

Downstairs the toilet off the dining room is a bit weird. Depending on budget could you convert the conservatory into an extension and have the kitchen there. Then downstairs toilet and utility where the kitchen is.

Upstairs an ensuite in the loft bedroom would be great. There's plenty of space for it.

I really like the idea of converting the conservatory into an extension, I don’t know much about that process. Roughly any idea what that could cost? Done a little research but haven’t seen much about cost. House is in Kent for reference

This is what I would do, separate loo downstairs with a lovely kitchen diner. Upstairs new bathroom and shower off bedroom. Don’t know if it’s possible with the plumbing though it depends on where the soil pipes are

What build type is the conservatory? They vary a lot.

I wouldn't want to be that open into the basic polycarbonate style and replacement costs would be significant.

Whats with the loft conversion? The floorplan suggests this is a 1930s terrace, where usually you’d get a master suite and bathroom up in the loft. It looks like only half the loft has been converted, which is irritating.

It’s similar with the conservatory - another half arsed extension. I’d rather buy a property that hasn’t been extended at all, or one that has been done properly, over this.

its more of a loft room than a full conversion so unfortunately an en suite wouldn’t fit as the ceiling is quite low. It would have to be left as a bedroom

I think it’s very rude to tell me I don’t need the space. It’s been hard work for you to find a house for your family size. I’m sorry to hear that, but we’re two different people living two very different lives. X

I think the question of why buy this house is more about - if you don't need 4 bedrooms as bedrooms, then this layout is awkward and going to need work.

You could buy a 3 bed with more space/better layout because you aren't forced to have a certain number of bedrooms. You are paying for the 4 bedrooms.

With this house I would do what Grumpynan suggests. Move kitchen and make a kitchen diner and utility with downstairs loo. Upstairs make a new bathroom on one bedroom and use the current bathroom as an ensuite.

It may well be the OP has other reasons based round the location for this house. Not all areas have vast ranges of house styles in particular areas.

The garden room - is it one of those posh sheds? You’d probably be better seeing that as a home office/gym. (I’d certainly kit it out as a gym). sounds like really this is a 3 bed house with a semi converted loft room and a nice garden office.

Without knowing ops circumstances I would rather have a better laid out 3 bed as the layout of this house wouldn’t work for me. I hate where the loo is for eg. And would rather buy somewhere that I wasn’t thinking of having to redo

How exciting that you are in a position to buy a house at a young age - well done!

My thoughts - and obviously I don't know what budget you have available so these are suggestions that I would do:

As a priority I would remove the toilet from the dining room. You don't want to be hosting a dinner party and have someone pop in there generating smells!

Instead, I would try to get a downstairs toilet under the stairs, taking space from the kitchen if necessary. You only need a small space for a toilet and sink.

I would keep the lounge at the front as a cosy living room, but then at the back remove the inner kitchen walls and have the kitchen-dining room as a big open plan space.

There is a conservatory so presumably a garden. I have a personal dislike of conservatories (but each to their own...) so I would remove the conservatory in favour of having more garden space. And perhaps consider bifold doors from dining room into garden to maximise light.

Upstairs, I would take away the cupboard next to the bathroom to use that as extra bathroom space - this would allow the space needed to add a bath in there. I would not bother with an en-suite if it's just you and a dog.

Upstairs again, presumably the top floor is a loft space rather than a third floor? You could consider adding a window into the roof to get more light into that room.

All of these suggestions turn it into quite a project but even if you have no budget as a first time buyer, it looks livable in on paper.

Unless the OP is buying a house in the exact same town, at the exact same time with the exact same budget as you, why on earth should your struggles to buy a house in any way influence her decision making? What an odd comment

Actually my design is wrong, the door to the shower room should be off the utility, so you have the utility leading to the shower room, giving 2 doors between your kitchen-diner and the loo.

Or the door to shower room coming directly off the hall, so it’s easier to access from the upstairs bedrooms
