How much would modernisation and a side return on a house like this cost?

I live nearby and weighing up whether or not to see this house. I would have about £100k left over if it went for asking price.

What would that get me?

Ideally, I’d want it to be modernised, new flooring, and a side return with a new kitchen…

I have absolutely no idea what building costs anymore but I know it’s more than ever! I’m sort of guessing there’s no point in even having a look because £100k isn’t enough?!?

I’m afraid £100k definitely wouldn’t be enough in London for a side return extension on a house like this.

We have a similar house in SE London and a year or so ago we’re quoted about £90-100k for the side return and £60-75k for the loft extension. That’s before you even get into the fixtures fittings and decorations.
You’d also need to budget for the kitchen cost too - the skys the limit with that one. IKEA to Devol etc.

We are just having modernisation done and no extension on a similarly sized property in East London and we’re running at 140k currently. Sadly, £100k would be eaten up so so quickly!

Sadly I don't think £100k would touch the sides. £200k ballpark with a decent finish and mid-range kitchen judging by recent quotes. Having said that I don't know the market in N2 but in my part of London nothing's going for asking price - you might get it for much less, as everyone's put off doer uppers at the moment.

Interesting! I didn’t think £100k would be enough, but had no clue! Funnily enough there’s a few doer-uppers around those streets on the market at the moment.

So a place like this you’d need £200k to get it done? Is that with or without a loft extension?

Without! The last time I had a loft extension done it was £55k including the bathroom, but that was a decade ago.

IME there are often all sorts of unexpected costs with extending houses like this - having to move drains you can't build over, retile the roof, remove chimneys,upgrade the boiler and plumbing etc. It can be really worth it to get the house you want, but it's not a cheap process any more.
