Where would you choose in London with these criteria?

Desperately looking for advice! We (me, DH, 1 year old, dog) are moving to London for DH's work. We have friends in London although not concentrated in one place. We love the city and are excited about the move but feel totally overwhelmed looking at Rightmove. Can anyone suggest something in our budget? Family are in Hampshire so West London possibly more desirable but not our strongest criteria. Also, I'm a SAHM and will be for the forseeable future so I'd love somewhere where I can fit in and meet people easily.

Our criteria:

  • Commutable to Waterloo (only 2x per week so not the most important factor)
  • Budget 700-800k
  • 3 bed maisonette / garden flat
  • Family friendly - nice local community, parks, easy to meet people and make friends, baby groups etc. However, not somewhere excessively posh!
  • Good state primary schools (good secondary schools also a plus but we'll probably more before then)
  • Safe

Any suggestions very much appreciated.

@MCOut Yep- I said on an earlier post that would be my pick and even linked to a couple of nice houses in OPs budget. I don't live in London now but have lived in that area and think it has a lot going for it

@oneglassofwater Teddington is lovely if you can run to it, easy into Richmond/twickenham and kingston- nice pubs and restaurants, on the river- has a very large village vibe. PlusRuchond i ark close if you walk over the bridge and through Ham and Bushy park on the doorstep - it's the kind of place families stay if their income is up to it-

Yes actually Teddington is gorgeous. In fact all that stretch of the river in West London is fab and easy access to Waterloo/ the West in general

To get out of SW London it’s useful to be near A3 or A316. The problem with going South East is access to arterial roads.

I’d say Twickenham/Teddington/St Margarets (test for your tolerance of flight noise), Southfields/Wimbledon. But they are quite nice, with some posh parts.

Teddington is glorious. Lovely village. Close to Richmond and Kingston both of which are good for shopping and community.

Plane noise isn't that bad. I've live here for years.

@Ballsbaill Yep not being directly in flight path is Teddington and kingstons big advantage - I've lived in Richmond and st Margaret's too and plane noise isn't great and early morning and late evening too , same in most parts of Twickenham too. Mind you none of them are as bad as when we lived in Windsor- that was gobsmackingky terrible- we lasted 7 months before getting out as sleep deprived , luckily we were renting.

If you are happy to be further out then Epsom is fantastic as it's the best of all worlds. Near the M25, near Gatwick, great countryside on the door step and 35 minutes to Waterloo on the train.

Or Wimbledon. Not sure what you'd get in your budget there though.

Alternative options: Caterham or Coulsdon for proximity to M25, and quick trains to Waterloo changing at Clapham Junction. You get a lot for your money down there.
