Can we make an additional bedroom by splitting an extended lounge?

We are considering extending lounge as rear extension and split it middle to create an additional bedroom. This house already has 2 bedrooms in the 1st floor. Will this make this house into a 3 bed house or still only be treated as a 2 bed house with a ground floor office or study room?

For additional context, there is a bathrooom in the 1st floor and we will be adding an additional WC in the ground floor.

If there’s a full bathroom on the ground floor it might be considered a bedroom, but depends on the layout. With just a WC in the ground floor it’s unlikely to be seen as one though, more like a multi purpose room that could be used as a snug, playroom, study or bedroom. If I were buying I would view it as a 2 bed with an extra room downstairs.

There’s no official definition is there, so long as there’s a window? So use it for whatever purpose suits you. If you’re thinking about selling though I don’t see how a prospective buyer would count it as a bedroom when there isn’t a bathroom on the same floor. Can you get a shower into the downstairs loo?

I would think it would still be a 2 bed with an office/playroom/second lounge potential. I think for anyone to consider it a bedroom it would need a shower room for it. If it works for you then do it for your needs but if you come to sell it would be a 2 bed with a bonus room.

I am pretty sure you could list it as a bedroom if you wanted when it came time to sell although as I assume the new bedroom would be at the front and the lounge at the back, it is arguably 2 reception rooms downstairs (3 if you have a dining area connected to your kitchen). But I often see things like,

"Downstairs includes a kitchen-diner, generous lounge opening onto the back garden and a bedroom/study/3rd reception room at the front." in property listings.

The lack of a full bathroom downstairs would make it less appealing as a bedroom though. Especially as I think often ground floor bedrooms in this scenario are particularly appealing for elderly relatives, who would need a shower at least to avoid stairs.

You don't want a layout where you have to walk through the living room to get to a bedroom and definitely not vice versa, will there be a hallway/reception opening onto to the bedroom? That would matter more to me than a full downstairs bathroom, although if you could make it en suite that would be better.

If it isn't access to any other room and has a bed in it when the agent views then it's likely to be called a bedroom

In my area it would be marketed as 2/3 bedroom if there was some sort of shower room adjacent. Without that it would be 2 bedroom plus office/snug.

As a potential buyer, I wouldn't consider that a bedroom. This is because there is no bathroom on ground floor, and even the WC (if including a shower) can only be accessed via the kitchen or lounge.

Of course, use the room as you like though.
