Conservatory roof

We installed a solid roof on our conservatory. We didn't need planing permission but I'm now told we needed it signed off for building regulations. It was 6 years ago and I can't find anything. We're now selling and I'm getting worried

The government made alterations to what constitutes a conservatory sometime ago. So you could argue that by redicung the amount of glazing substantially it is now not a conservatory and should require a Building Regulations application for the roof install, even if the structure is technically exempt. It won't be treated as an extension, but foundations may need to be checked taking account of the increased weight.
Your local Council can confirm if an application was made or even required in the first instance. If one should have been submitted, this can be done retrospectively. This would cover the overall structure, the new roof and the insulation within the new roof.
Note that to be exempt the structure should be less 30m, be thermally separate from the house by a patio door or similar and contain no central heating.

We have the same - we have offered an indemnity policy to cover it. As soon as you speak to the Council about it, it gets tricky as it has to be declared and would be a problem if it doesn't pass. Hopefully a buyer will be content with an indemnity policy.

Yes we had a few things like this. An indemnity bought by the seller for about a hundred quid sorts it.

Nothing happened. Buyer didn't take things further but we took out indemnity insurance. Solicitor said if buyer wants the house it shouldn't be an issue and it hasn't been. However don't contact the council unless absolutely necessary as this will go on file and be flagged up.
