How far can I push this viewing back before annoying potential viewer

This person's house is on the market but not sold.

They wanted to come on Wednesday but the house isn't clean and I don't have time to tidy it, my cleaner comes on Friday (every other friday). So I said to the agent one day next week, but thinking about it, next week is going to be tricky. I don't really want to pay the cleaner to come an extra day so, I'm thinking three weeks time - is that out of order?

Depends on how badly you want to sell your house. I think getting someone to wait weeks(!) just to come and have a look is going to put a lot of people off. They could have viewed another 40 properties in that time.

Your property would be dead to me. If you can afford to have a cleaner, you can afford to pay for an extra day, I presume.

Tbh I wouldn't be entertaining someone whose not already sold their house to view in the first place.

If you told me I couldn't view for 3 weeks my immediate thought would be it doesn't sound like you're that bothered about selling your house to be honest. In 3 weeks they will most likely have viewed a multitude of other properties and understandably not be interested in seeing yours. If you're finding it hard to fit any viewings in why not have an open day so that it's only one day you've got to prepare for?

If your house is on the market then the onus is on you to keep it in a tidy condition for viewers.

I wouldn't be interested if I couldn't view it within a few days of contacting

If your cleaner is there on Friday. Then arrange for Friday night or Saturday

I'd maybe wait a week to view a house. Longer than that and I might make the appointment but with a view to cancelling it closer to the time unless I was desperate and hadn't seen anything else I liked.

As a buyer I'd walk away. If it was going to take 3 weeks for you to even let me view the house I'd assume you'd drag your feet with the sale and generally be a pain to deal with so I'd find somewhere else.

I think you need to think how it would come across to you as a potential buyer wanting to spend (presumably) 100's thousands on a property? 3 weeks comes across as very awkward and not bothered about selling.

I would struggle to wait 3 days let alone 3 weeks. I would just think you were not too bothered about selling and would probably pull out just after I have incurred fees.

I just don't see the rush if they haven't sold anyway?

We've had 4 (one even came back for a second viewing - have made an offer but still haven't sold) people view, not one has sold - its driving me insane. We have to sell, so I'm totally motivated, I just find it hard to be motivated when people haven't sold.

I can afford a cleaner once every two weeks, not to suit people on a day out. I have to take the dogs to my parents (who live an hour away).

They don't want to view at the weekends - I'd be more than happy with Saturday or Sunday.

Okay, so you do have a choice of telling the agent you don’t want to see any viewers who have not sold.

They don’t WANT to come at the weekend or can’t? I don’t WANT to get the OH to use up his leave with half days off for viewings, but I WILL, because we are motivated and if that’s what we have to do, so be it.

Can’t the dogs go in the car, or be walked many times around the block? I have seen both happen with viewings. Also, with dogs present, which has always been a pleasant surprise (though I understand sellers might not prefer this option).

I think whether the house is clean is somewhat secondary. The level of truly motivated buyers your EA is sending you is the problem.

Can you give your agent set days/times that you’ll accept viewings and stick to that? I only accepted viewings during the day on Weds and then weekends 10-3pm. Made sure the house was tidy for those times and that was that. Take some control but in the meantime also think about a clear directive for the agent - perhaps people can view if they’re getting 2nd viewings on their property i.e. are getting close to an offer.

Before you put your house on the market wouldn't the sensible thing to do is get rid of all clutter and excess belongings so that the house is easy to keep on top of and can be available to view at short notice?

If you told me three weeks I would assume you've got rats or some other infestation and I would not want to view at all.

Which is a separate issue to your EA arranging viewings for people who are non-proceedable. Put a stop to that. People whose property is under offer, or sold, or cash buyers only.

Yeah, I feel your pain. I wouldn't be rushing about for a tyre kicker either. It's not like they can actually buy it so 🤷🏼‍♀️

When we sold last place we only allowed viewings for people able to proceed so stc or first time buyers - I wouldn’t be happy with preparing house for people who were not sold

Frankly if a seller can't be arsed to allow a viewing for weeks, I'd write them off as a waste of time - they'd probably be an utter nightmare to deal with through the process
