Should I book a property survey

I’m purchasing a 2 bedroom house. Can anyone share their experience with booking a survey to check for any issues? I don’t know if most people do or not, just wanted to see other people’s experience. Thanks

Personally we always do when buying. A survey won't pick up everything but picks up a lot more than me or my husband would find.

We never do unless there is something major that it obvious on viewing.
Everything is fixable if you get the house at a good price.

Yes I would. But I'd also prepare myself for the survey to make mountains out of molehills- mine made a massive big deal of things like steep staircase and low doors, which is par for the course in a 500-year old house! But he also spotted damp where I didn't, and gave me a good idea of how much I'd have to spend on the house.

If you are getting a mortgage you will be required to do at least a basic one.

My solicitor said about half of people do. I’d personally not bother. Home insurance will cover if it falls down.

A valuation or homebuyer's report is a basic survey, The level of detail is quite light though.

Yes, it’s probably going to be the biggest purchase of your life, and you’ll be paying for it for a lot of years to come. Worth having a survey so a) you can use it as bargaining power to bring the price down especially if the mortgage valuation
is lower than expected b) you have an idea of what sort of repairs you need to budget for c)another professional person
May spot something you’ve missed and have local knowledge about the area or property that may be useful - eg flooding.

I would always do a full independent survey which includes a valuation. It's unlikely that they won't at least find some negotiable issues - allowing you to recoup much more than the fee back with an adjusted offer. If it finds nothing significant its also money well spent for peace of mind.
