Selling house: what order

Hi. I’m in a tiny 2 bed cottage sharing a room with my DS, DD is in the back room. We need to desperately move to a 3-bed but I’m not sure what order to do everything as it’s been a long time since I purchased and I’ve never sold a house before

House needs quite a bit doing to it which I was willing to take off any offer rather than doing myself..

Had a valuation in March which was for about the same I purchased it for in 2007.

Thanks everyone. It went on the market first week of Nov have had loads of viewings all buy to let investors and not local. Resided my self that we have to be here all over Christmas / NY until spring potentially.

I did look into those people who buy and pay legal fees but they all looked dodgy tbh

I’ve had a realistic offer on my house but the one I wanted to buy has just sold so I don’t know what I’m doing. I’ve accepted the offer but not sure how long the process is so things like survey etc. Is anyone able to advise please? Thanks

Even a quick sale is likely to take about 12 weeks or so (things go much slower than you expect!) Can you have a good look around and go for some viewings in the next few days? Good luck!

Thank you so much. The market is really limited for the area I’m searching within but I don’t want to rent as I’m limited and stretched with budget anyway. I’ll keep looking.

Keep looking, you got a few weeks but bare in mind the sale may fall through if your buyers know you are stuck and unable to wait. Worst case scenario if you don't want to lose the buyers is to rent until you find your best option within the desired area... Don't worry it all will work out! Hope that helps

update: estate agents have stopped my viewings? They seem to think this is definitely happening. I don’t know potential buyers history - first time couple going to see mortgage person this weekend.
should I query this with the EA? They seem to think the deal is sealed? Just v nervous as I’ve seen a house I really want to put an offer in myself but I’m inexperienced…

You said you got a realistic offer and accepted it. So yes, once you have accepted an offer it is normal for the EA to stop any other viewings. They should issue you with a memorandum of sale soon, if they haven’t already. That formally confirms who the house has been sold to and for how much, subject to contract.

Thanks for replying. So am I safe to make an offer myself? Property is overpriced, friend has given me a list of questions based on my viewing today. House needs upgrading, some odd bits, hasn’t been lived in for a year (rental - landlord selling). Not sure how low to go based on responses to questions.
I've taken 5k off mine for offer, is it ok if something is on for 195 to offer 175? That’s more over 5% but they had a sale fall through in Sept/Oct so keen to sell.

Yes @IronNeonClasp it is fine to offer 175k on a house listed at 195k. You could even try a bit lower -170k say, since they are keen to sell quickly. Then you could potentially allow yourself to be “talked up” to 175k if it isn’t accepted.

I would phone your EA before making the offer and just check they will be sending out the memorandum of sale soon and then phone the other EA and make your offer.

Check market value of similar properties and go for the best agent.

The deal cannot be positive until the buyer has a solid mortgage offer ( at least in principle), so they are not actually ready to proceed until they have that. I would not accept any offer until the buyer has proof of funds. The EA should continue marketing.

You should not offer on anything without a mortgage offer in principle and then once you have an offer accepted, the surveys are done and the mortgage offer is firmed up, the conveyancing starts where the solicitors check title, boundaries, covenants and do searches etc.

Once that is all done and all parties are ready, contracts are exchanged with 10% of purchase price paid over, with a completion date agreed shortly after, best is a couple of weeks to give you admin time.

Book removals provisionally, and confirm when you exchange for the completion date. Put new house insurance in place from EXCHANGE on the new property, most insurers will run your policy concurrently for a few weeks.

I have a mortgage in principle and I believe buyers do why EA are all guns blazing. ‘Proof of funds’ I think the EA told me this on Monday just gone but not about cancelled viewings. I’m a bit nervous what the survey on mine will throw up but I’ve told EA 15k has already been knocked off final price so I can’t go any lower (and I can’t).

Just been to get all my ducks in a row with mortgage person so should be in a position to make an offer next week.

Anyone else think 170 is a bit cheeky? Does feel like it’s taking the piss. I was thinking 172,500? I can afford 190 and I really don’t want to lose the property…

You offer what you're willing to pay for it (and state best and final) or a bit lower if you're willing to negotiate up.
