Withdrawing an offer questions

Hi . I am in a new situation so after some advice please .
I had an offer accepted on a house in June - it has been very slow due to sellers responding slowly. It is chain free.
Now there is a problem with no paperwork for the loft conversion bedroom . They have to apply for a certificate else I cannot have my mortgage and tbh it is all a headache and I am considering withdrawing my offer .
I have already paid for fees etc for searches so if I offer on a different property I assume I will have to start again .
However the other property I like is a new build so do you still have searches on a new build .?
Also would I have to start a new mortgage application from scratch ?

Yes you would pay for new searches. You never know what planning is coming up or environmental issues such as drainage, flood plains, mining etc otherwise. Some of the mortgage paperwork may be transferrable,

Speak to your broker to see if the mortgage you have been offered is portable to a new property for a different offer.

I didn’t use a broker for my mortgage . I got it directly from my lender

Very, very likely that your mortgage would start from scratch. They’re generally property specific.
Usually mortgages have a six-month expiry period, so if you want them to get this certificate they’ll have to move fast if your mortgage was agreed in June.
We had a paperwork nightmare with the purchase of our Georgian property, so I feel your pain. We almost missed out on a lower-ish rate.
