EPC not considering new roof (large block of flats)

A new flat roof was put on but EPC says poor insulation due to roof We are confused
about this Does this just mean EPC cannot get up that high

I am assuming the EPC assessor did not have access to the roof so used old information. You could see if your freeholder could faciliate access to the roof?

Flat roofs usually do have little to no insulation, so they always bring an EPC rating down. What makes you think otherwise?

If you believe the assessor hasn't used the correct information, you can contact them and give them the specification of the new roof. They can then put that into the software and see if it improves the rating.

I believe you have to have evidence though, they won't just do it on your say so. - photos or perhaps details from the installer of exactly what insulation etc was used would probably be needed.

As people have said flat roofed buildings don't have loft space so there is less scope for insulation unlike pitched roof buildings

If it is your flat, could you put in some internal ceiling sultation? Some of the top floor flats in our flat roofed block have done that and it does make a difference apparently.

Oh we haven't had a new roof fitted yet - we will need to in the next 10 years or so 😬

Not quite sure why others are saying that a flat roof has poorer insulation that a pitched roof. There is no reason why a new flat roof using modern materials can't be insulated just as well as a pitched roof, and flat roofs to modern standards will be better insulated than older unimproved pitched roofs.

One reason the EPC may be low could be if the methodology includes built-in assumptions that a flat roof in an older building will not have been upgraded in terms of insulation. This will usually be a reasonable assumption, as it's difficult to get access to add insulation to a flat roof whereas with a pitched roof you can usually just roll out mineral wool in the loft space.

If you can obtain details of the actual insulation fitted, then there should surely be scope for the EPC to be upgraded to take this into account?
