Anyone Have a Flair for a Floor plan?! Living Room Layout Help!

We're about to move into a 1970s 4 bed detached. It's got such amazing potential space wise, and hasn't been touched decor wise for a very long time. We're looking forward to putting our own personality into it.

The couple who live there currently don't have a TV, so I am struggling to see what we could do/where we could place furnishings to make use of the space but not make it feel too crowded, and still include a TV.

We're hoping that now we have much more space to be able to entertain more.

We're looking to have a wide-screen TV (your standard 50ish inch screen) a few sofas or chairs not necessarily corner sofa but open to suggestions.

I guess it feels tricky as we've got the hallway door, dining room doors and stairs opening out into the room to contend with 😂

Have added floor plan and photos for context.

Thank you everyone.

So for a bit more context we do plan on living in the house as is for quite a while, as we have other works to do first before we even think about decor. So we're in the position where we can really stop and think and live in the space before making any decisions which is great.

The 5th room/office out the back is going to be a playroom/TV room. It's massive, and will likely be our main entertaining space. I envisage the front room to be a no kids (to a certain extent 😂) and no pets sort of room.

We then have 4 beds upstairs. One for DH and I, one for our baby boy and 2 spares. We plan on having one more child so will always have a spare upstairs for guests, and thinking of a sofa bed in that back room eventually.

My very first thought was that with the stairs leading out of the living room, any TV would have to be kept at low volume. It’s good you have the downstairs TV room at the back, personally.

My second thought was that erupting into this space from the front door or the downstairs loo doesn’t make for a restful space at all. Again, it’s good you have that back room.

I would actually make this space TV-free. Given you have a few years of baby/toddler ahead of you and want to take time before making big changes (always a good idea), I’d make the dining room a toy kitchen /watch them while I work/ changing table/ whatever baby and child paraphernalia space. Right by the kitchen, close to utility.

Then I’d put your nice, adult furniture and the big TV in the back room. Keep door shut.

The current living room I would have as a day room: comfy sofas, coffee table, dining table, plants and books, small TV if kids are allowed to watch TV. It’s a thoroughfare, it won’t be restful and calm. Embrace that. Do your daytime living in this space, hour evening relaxation in the back room.
