Cost of loft conversion?

I'm getting divorced and won't have much money to buy a house so I'm trying to consider all options. I need 3 bedrooms and wonder if buying a 2 bed house and converting the loft to the 3rd bedroom would be cost effective.

Does anyone know much would it be to convert a loft to a bedroom in a house like this...

Probably around £40k for a small conversion. (I work in construction but I’m in the SE, so it might be cheaper in Manchester).

Well firstly not all houses have enough roof space for a loft conversion, have other properties on that street had it done?
Second, remember you will lose three foot of the master bedroom for the staircase.
I don’t know the cost but doubt it would add much value to the property.
What children/gender mix do you have, it would be easier to put multiple beds in the master.

@LeonBlack thank you that's a lot more than I thought!! I'll need to get a 3 bed house then.

@BobTheCobblet they are both girls, they share now. We have a 3 bed now and I use one room for my office. They will be going from a house with a playroom so I wanted to at least be able to tell them that they will have their own bed room. I'd set up my office in my bedroom.

Also be mindful of existing layouts as you’ll need to be able to have a protected route, so stairs in this arrangement aren’t ideal. And while there’s no minimum headroom in the loft room itself, you’ll need 2m on the stairs and landings which could be difficult.

We spent 110 on one, 2 more bedrooms and an ensuite and a really big space, but it certainly wasn't cheap!

@LeonBlack yeah I'm sure there's loads to consider but with a cost of around 40 grand it would be cheaper for me to get a 3 bed house. From what I have looked at so far.

London, 2021 - ours cost £80k, 1 bedroom + shower room, refurb of main bathroom, removal of a chimney breast and including lowering the ceilings on the middle floor to get the required height in the loft room. It has made a huge difference to our quality of living but it was a lot of effort and stress at the time!

We've recently been quoted £70k & there's so much to consider like having to change all your doors to fire doors, where there are smoke alarms etc. Definitely not the easy or cheap option.

A less risky way might be to buy a 3 bed house with a really small 3rd bedroom, and move the wall to even them out a bit. Tiny 3rd bedrooms can really keep the price down, but it's often not that expensive to move one wall.

If you can find a 2 bed ex council house, the rooms are traditionally pretty large and you could convert the main bedroom into two which is considerably cheaper than a loft conversion.
