How would you allocate these bedrooms?

We are moving into our own place soon and trying to decide how to allocate the bedrooms. Currently bedroon 2 is the main one and the wardrobes are set up for hanging clothes whereas the wardrobes in bedroom 1 are narrower and have shelves. We need to accomodate:

  1. Main bedroom for us, hopefully with king size bed and a large chest of drawers.
  2. Bedroom for toddler DD (curently 16 months and still in cot). Mostly for sleeping in at the moment so doesn't need much space but might need more when she gets older and wants to play in her room and later on study etc.
  3. Remaining bedroom for home office and guest room. We each work from home ocassionally but not full time and may both need a desk as we have a different preferred setup of monitors etc but could compromise and share one desk. Also needs a sofa bed to be used for guests. Guests are mostly my parents who may only come once a year or less (as live very far away) but when they do come could stay several weeks.

Currently thinking abut taking bedroom 1 for us and getting the wardrobes altered and using bedroom 3 for DD but maybe swapping as she gets older. Does this sound like the best way or would it be better just to give DD the larger room now? Unlikely to have any more children.

How would you allocate these bedrooms?

Bedroom 3 is still a decent size to be an office with sofa bed for guests so I’d do that and give DD the larger room. Decorating twice is just unnecessary hassle and wasting money.

Because there is not really much in it sq ft wise I think a lot would depend on how you can organise the rooms and what furniture you want to put in them. The fireplace for example might make putting two desks in the alcoves of bed 2 easier and maybe putting a single bed against the outside wall of bed 3 could work well with play space in the middle and a small wardrobe in that small space.

Sorry posted too soon...I'd get some squared paper and test out some furniture layouts to scale in each room and see what works best.

What is the traffic situation like at the front? If noisy, I would put DD in bedroom 2 at the back.

Could you do a built in desk in the cubby in room 3, above the stairs for one of the desks?

Although I do like pp's suggestion of a desk on either side of the chimney breast in bedroom 2.

I would probably use the smallest bedroom for your daughter. It’s going to be a
many years before she would need a bigger bedroom. As to decoration, you could keep 3 walls a more neutral colour and add more colour to one wall which you could then redecorate when required.

Thanks all for the advice, lots to think about! Luckily it is a very quiet street during the night (may only be noisy during school start and end as there is a high school on the street). I think the house generally is quite well sound proofed by the current owners as well.

I'd put a child in bedroom 3. It's hardly smaller than the back bedroom anyway. No child will ever need a bigger bedroom than that.

There’s not much in it. Where are the existing wardrobes? That will impact furniture layout.

If you're not desperate to decorate from the off, I would:
Take bedroom 1
Use bedroom 2 as study and with access to the wardrobes, for now
DD in room 3 for now

This means you can settle into room 1, whilst having easy access to the storage in room 2. If you're thinking about spending money on fitted wardrobes, it's best to do that after getting a feel for the space first.

You'll know as your daughter gets older whether you'd rather her have a bigger room for reasons of migrating toys away from downstairs 😁

Personally I'd prefer bedroom 2 for myself, as in the houses we've had I've always preferred to have a view of the back garden rather than the road in front. Plus didn't you say the clothes storage in 2 was better?

Room 1 has storage shelves, plenty of room for home office, guest bed, storage, overflow of toys.
Room 3 for DD.

The wardrobes/build on cupboards are in the alcoves on either side of the fireplaces and the alcove above the stairs in bedroom 3 but they don’t have doors (the current owners use a blind like thing to cover them). The main reason for picking bedroom 1 for us is it seems to have slightly more space for the bed and I really want at least a king which I’m not sure would fit in 2.

I will add we don’t plan to redecorate yet as the house is in pretty good condition and everything is neutral/white walls etc We are going to get a feel for the space first and wait until we have sone spare cash.
