Paying the highest in a not so nice area?

Saw this beautiful flat on rightmove. while it's amazing, it's in Holloway and on a big road in front of a bus stop. I looked at comparables in the area and they are all much lower....what's thoughts on paying the most in a not so nice area for a beautiful flat???

And no. Always buy the best location. You can do the interior and garden over time.
I'm still doing mine 15 years on.

@BaronessBomburst it is lovely right? yeah the price and the location big issue... also we don't have money to do works...:(
@KievLoverTwo i did some more research and it looks like the buyers bought it 3 years ago for 730k so yeah they are not making much money if they did any works...

Do a search on here for the thread entitled 'what's wrong with my friend's house?.' It's a big eye opener re ploughing money into houses on far cheaper streets.

It's gorgeous. The garden sells it to me and the flat looks like it needs no work. Is it share of freehold? Do you plan to stay a few years?

I was close to this area yesterday visiting my daughter.

I love the flat but No, I wouldn't buy on such a busy road. It's just too much. Everyone's different though!

It’s London so busy road type stuff matters less than it would in other places.

Lovely flat, decent size, building looks in good nick as well. Good garden.

If it’s got a cellar then price looks about right. If not you could try a 725, but I’m pretty sure someone will buy it, just depends if it’s you or not!

If you like it make an offer in line with the local area. It's a buyer's market now, sellers need to recognise this.

@sunshinesupermum yeah share of freehold. we want to stay at least 3 years but dont think can stay longer as it only has two bedrooms and one bedroom is not a proper bedroom…we may have become a bigger family after 3-5 years

@Glipsy you are right, I don’t mind the big roads! One thing was parking was not allowed on the road so may need to park a bit further away

Seemed that next door Flat 2 (so presumably same layout/garden size) sold £635k Nov 22.

Can't see what that was like inside but I struggle to imagine that there will be £100k+ of improvements.

Also don't think for London virtually no flats will be achieving a higher price in the market today than they did a year ago for affordability reasons.

Chances are the asking price is heavily motivated by the previous buyers purchase price, that is why all the comparables are lower.

This (and the one nearby) have only just hit the market, I suspect they will end up having price reductions; there have been multiple London flat threads on here that have gone the same way, very nice listings trying to get peak prices but only sell when reduced.
