Best budget reno for small Victorian terrace

We live in a two bed semi detached Victorian terrace with a small kitchen extension, garage and very long garden. We have room to build loft, garden house, and full width kitchen extension, planning permission is even complete but the build costs are simply too much.

I’m considering adding a utility room/toilet attached to the garage. There would be no direct access from the house to this utility room/toilet. I thought this would be a good idea because 1) we want a vented dryer 2) additional utility room for vaccum mop and dried pantry goods 3) we only have one toilet in the house 4) we have a big garden where we spend a lot of time in so a toilet accessible on ground floor/garden would be nice 5) most budget friendly build compared to other projects.

I have added my floorplan. In green is where this utility room/toilet would be.

Mumsnet, good idea or no??? It’s not something I have normally seen people do.

A utility would be very handy. But I don't think it being inaccessible from the house is a good solution.

What about adding in some French doors to the second reception that open onto the garden (blue)? And then put the utility in the corner behind the stairs (red)?

Your bathroom appears to be above your kitchen, so for services, soil pipe etc a wc would be ideally placed in the kitchen area next to the stairs, is that right?

Do you use the full length of the kitchen or could you chop a bit out in the middle of the house to use for a wc/utility room or cupboard/broom cupboard? Or just place the wc here if tight for space and maybe convert the back of the garage into a utility area?

We renovated what was our small kitchen into a wc/broomcupboard/laundry room. It was a lot cheaper than putting on a small extension to house utility/wc space, even prior to all the increases.

Could you slice a bit off the back of the garage and put a lootility in there? You could knock a door through in the dining room?
Although the previous poster is right about the soil pipes being a bit of a distance away.
