Anyone living in a noisy new build flat?

Does anyone live in a new build flat? I'm in one built this year. They apparently passed noise regulations but it feels like being in a Victorian conversion.

I was previously in a building built in 2000. The soundproofing was very good. I'm told the difference is something to do with lighter building materials now. I think the insulation they've put in here is just appalling.

Just wondered if anyone else was having similar issues or if I was unlucky, or if there's a real case to answer and they haven't done it properly.

I have no experience of a brand new one but I was in one that was ten years old in 2019-2020. It took up the whole top floor but I had various downstairs neighbours. Never heard a peep from them. Not even TV noise.

I was very surprised.

Not sure what anyone else’s experience is going to tell you. If there’s a case to answer you’ll need to commission your own survey no doubt to prove substandard construction and that’ll likely mean ripping holes in walls, floors and ceilings to check the materials. It was presumably signed off by building regs on completion and comes with the new home warranty? Think that’s ten years.

When you say noisy what do you mean? Being able to hear the neighbours 2000 watt sound system and hearing them walking about are two very different things.

I can hear them walking about but it seems to be people on my floor.

i can hear plugs being inserted, someone's blender running. Next door thought she could hear my alarm clock but we worked out it's not me because I don't get up that early!

oddly, I don't hear voices - perhaps to do with the pitch of the noise?

I think this isn't uncommon in flats (or some terraced houses) unless you're lucky.

I can hear my upstairs neighbours running their bath. I hear the man peeing 😬 I've been woken up by the sounds of them having sex 🙄and was kept awake all night by a previous tenant snoring (thank God it seemed to be someone who only stayed for a few days).

I'm conscious that my morning alarm might disturb them. I hear them getting up which means they probably hear me also.

You have to decide whether it's bearable for you or not, and whether how you feel about where you lives makes up enough for it.

My upstairs neighbours are usually pretty quiet (apart from the bits mentioned earlier) but I'm very aware that if they leave and someone more noisy moves in above me, it could quickly become hell on earth and I may need to consider moving out.

I actually still own my previous flat and the sale is going at snail's pace, so perhaps I should go back there. Sale is progressing at snail's pace.
