Who can do drawings for simple single storey extension? Not an architect!

Need__ drawings for simple single storey extension for building regs and builders quotes. On a very tight budget so avoiding architects. What sort of professional can do the drawings?
I already have a scale drawing I’ve done as we’re simply replacing a very old conservatory with a flat roof extension on the same footprint (plus 2 roof lanterns).

Any professional is going to cost, those with the obvious skills are architects. You could also approach structural engineers or a larger scale builder but again these are going to be costly. An Architect firm with an apprentice who can do the drawings might be your best bet for ensuring quality and keeping your costs down. Or you could just try and use your own.

A RICS Building Surveyor who does CAD should be able to do this for you.

Thanks @Calphurnia - I will try and find a RICS Building Surveyor. Although I can do scale drawings myself I know nothing about structural supports for the roof lanterns which will be heavy.

Thanks @VeeAye - I know it will cost a fair bit to get these drawings done but the reason I don't want to go down the architect route is that I want to keep it as simple as possible because we are not in a position to borrow any money. We have to work with just the money we already have. If the existing conservatory wasn't literally falling down we would just leave it!

An architectural technician is the person for this. Actually no need for a full blown architect.

@AnnaLP Architectural Technician. If it needs structural calcs, the technician will get a structural engineer involved. A SE won’t normally do working drawings for an extension though. You are paying professionals as you cannot do it so do expect to pay for their service. You might find someone cheaper working from home as a one man band. Building regs and working drawings are required. What about design of foundations and how it will connect to the existing house? What about specs for roof, windows, bricks etc? What about gutters and drainage from the roof? You must avoid roof ponding. Never have a totally flat roof. They can leak pretty quickly.

An arcitectural technician is the exact person you will need. But they will still need a structural engineer for the steel design.

You need an architectural technologist. 😊 they'll be able to draw the plans, confirm building regs and help with steel loads & calculations

If your handy drawing ( i know people who have done their own scale drawings for planning, and you are willing to do your homework on the building regs online then there is no reason why you cant do a simple single storey extension yourself.

contact your local planning and see what they say and go from there.

Any ( if ) steelwork will need the calculations done by an engineer.

building regs are not complicated and everything is easily available online.

Drawings are not the only issue. Foundations are important taking ground conditions into account and the existing building. DIY often isn’t good enough for builders to build accurately.

Where are you? I used hometales (London) and gave me an architectural designer (not an architect) which they said if how they keep the cost more competitive. They were great, my designer Clara was informative and came up with great ideas. Good luck x
