Trying to put offer 1st time for renting house

Please can we ask words of wisdom
Just planning to put offer for house renting
Can i go 5 percent cheaper than asking proce?

Probably not. Might depend on the area but some of my friends are landlords (of multiple properties), they are inundated with applications.

They tell the agency to stop at 20 applicants and then will look through their details to see who seems the best applicant. So looking at affordability, references, job stability, likelihood to stay in the area, likelihood to keep renting. Someone negotiating the price would be a red flag on affordability, especially if other people are happy to pay asking price. But guess it depends on demand in your area.

You could ask the letting agent I guess, but they might well tell the landlord you asked them. Which could be a risk.

Yes, offering over is definitely a thing as it’s so competitive. Also paying a year upfront!

This property was lowered tge price 1 week ago as did not rent at initial price

Purchasing some of furniture ( fining room) could be an option?

No. References from a previous landlord saying you pay your rent on time. Without this you won’t be viewed very favourably.

also They might not want to sell the furniture?

I believe it’s normal in a 12 month rental for the break clause to be at 6 months rather than as soon as 2, someone can correct me if I’m wrong.

12 month contract with 6 month break clause is normal.

Sometimes an initial 6 month contract then rolls onto 12 month with 6 month break clause. I don't think you'll get a 2 month break clause.

If you start making demands now the landlord will see you as demanding / red flag.

You'll need:
Employee details (they do write to employee to confirm tenure / salary)
Credit check
References, if you haven't rented before, proof of mortgage payments
Holding deposit
6 weeks (usually) rent up front
(Our total deposit for a £1395 property was approx £2600
It it comes unfurnished, you will need to provide furniture
Normally an inspection at 3/6 months. You can ask for this to be yearly. After our first 6 months the landlord was happy with yearly inspections.
We also had to give them access to our online banking. We had to go on our joint account HSBC app and authorise for the EA to check on there for affordability.

Getting a rental is getting harder due to demand. So you need to look as squeaky clean as possible.

Our landlord is great. We asked upfront if he had any plans to sell and he has a large portfolio of properties and he's not selling in the foreseeable. Which in turn showed him that we aren't going to end the tenancy anytime soon.

We're looking to buy in approx 2 years.

Sorry I've just checked, I missed out fees. Our total feels paid were

£2600 for the holding deposit and the 6 weeks in advanced rent.
£2000(ish) for the deposit for the tenancy deposit scheme too.

So in total we needed £4600(roughly) just to move in.

£1395 rent for a 2 bedroom apartment in a Surrey town centre. It's expensive, but that's what renting is at the mo.

EA said llandlord are abroad so will atore their furniture in garage

What do you mean buy furniture from them?

You don't do that..

The property will either be furnished or unfurnished. If the latter, you need to have your own furniture.

You need to do some research into renting and learn the normal things and the done things, and the not so done things.
