Kings Moat Garden Village, Chester

My niece is thinking of putting down a deposit for one of these houses early next week, but my brother who doesn't live too far away from there has reservations about the development, saying it will be huge - about 1400 houses eventually. It's a development by Taylor Wimpey. Just looking online and there were a lot of planning objections against these houses but they went ahead anyway. There also seems to be an issue with these houses potentially causing flooding to an older estate next door. Does anyone here know anything about this development? I feel 1400 houses is too big for an estate. I've seen other areas where they built too many houses thus devaluing them eventually.

Traffic horrendous, drs, pharmacy and schools becoming hideously oversubscribed. There was promise of there being a drs, school and a few shops etc but they haven't materialised. It's a nice development but the houses are small for the money.

Having said that, it's a nice area, the houses seem nice enough, good links to the city centre. If I had a pre schooler I would be concerned about what school they might have to go to.

It’s a massive development, not yet finished and yet locals are feeling the effects of it.

The most local school was extremely difficult to get into before the housing development started so I dread to think what it’s like now.

Local drs are struggling with patient numbers, there’s no NHS dental places for love nor money and traffic is getting worse and worse.

It also just looks so overcrowded. I believe they’ve applied for further houses to be squeezed onto the site too.

If she wants new build there are lots of smaller estates going up around Chester. Kings Moat is a bit of a monster!

The other thing to add is that it is essentially a huge housing estate next to a motorway and business park, not walkable to any kind of shops, village, community etc.

I don't think she's worried about preschools and schools yet. She's 26,very much a career girl. Maybe several years before she has children. Glad to know it's a nice area and nice development. My brother and I were just concerned about the number of houses in the estate.

Thanks, Mrs Keats. I had heard that there were flood issues but it's good to gavevit confirmed. I think that will definitely be a no fir my niece. Darthwazette what other new developments ate there around Chester.

At her age and career driven etc and I’m guessing a social life, I would recommend Hoole and towards the city centre. Maybe Handbridge. Is there a reason she wants new build? There is the odd mini development in the city itself:

Boughton, Huntington, Christleton, Vicars Cross, Hoole, Handbridge are all much better for amenities and schools. Traffic is horrendous at Kings Moat at peak times because of Chester business park. Wouldn't touch anything there. Basically a massive estate and as already said nowhere to walk for milk, bread etc.

Westminster park shops aren't far from there walking as you can cut through the older houses and you could walk to the petrol station at the posthouse.

At 26 I'd also look at hoole and Handbridge depending on budget.

The best features of Kings Moat estate are being surrounded by wonderful neighbours, who are all friendly, quiet, respectful, multi-cultural, etc. The community is enriched by an active Kings Moat WhatsApp group and the Kings Moat Residents Association (KMRA). Chester City Centre is just a 25 minutes walk away (although there are also regular No.1 buses) and the estate is very close to the A55 for commuting. King's School is just a 3-minute walk away on the other side of Wrexham Road and the Westminster Park Shops are a 10-minute wall away. There also are plenty of play areas for kids.

The worst bits of the estate are a) the cheap/shoddy TW workmanship and the reluctance of the builders to make corrections, b) flooding, especially on the roundabout by the main entrance, c) the trees on the original site plan did not materialise into reality, d) the roads are still not finished and adopted by the WCAC Council after 3 years, e) the builders remove (and probably sell) all the topsoil, leaving just the sodden clay subsoil to try and and build a garden on, f) the traffic on Wrexham Road is getting worse and worse and g) you have to pay about £240 each year to a (parasitic, UN-user-friendly) Management Company, called RMG, who, as well as threatening you with £70 charges for late payments and charging you £30 just to set up a direct debit, they also charge about £500 to release legal information if and when you want to sell your house! However, whenever you ask them to do anything that they are supposed to do, like weeding, they come up with legal jargon to explain why they won't do it.
