We’ve just lost out to a house where they’ve taken an offer from someone who offered higher but still needs to sell. The house needed a full reno and with two small children, full time jobs etc this wouldn’t have been good.

There are just no other houses on the market. There is one which is the dream house but the sellers want min £1.2 and we can max offer £1.125 so still some way away. Although they have been on the market for 3 months.

I’m sorry I’m just venting, but how long did it take you to find somewhere and did it all come good in the end?

Sounds like you dodged a bullet with that house, though the owners were crazy to reject your offer in favour of someone who still needs to sell. Still, they probably did you a favour.

That house on at 1.2M - the owners may well accept £1.1M so to my mind that would be a good offer, definitely worth a try & no need to go straight in at £1.125M.

We were looking from March til September. Finally found the right house - perfect location and lovely house. We had to fight to get it as no other houses in the area had come up for ages ( or since) but we’re hopefully exchanging soon 🙏 I was in utter despair and we were considering renting a holiday home to keep our buyers who have been so patient but we’re both so happy now. Don’t offer on a house just because it’s there- you will regret it. The right one will come along.

@Twiglets1 we did offer 1.1 and it got rejected. So we continue searching.

Oh, sorry to hear that. It was a good offer from a buyer in a strong position (unlike the other potential buyers).

It's still possible that they will get back to you in a few weeks or even months if the other interested party takes too long to sell their own house. This has happened to us in the past - forgetting about a house and then the EA suddenly phones up to check if we are still interested or not. Cross fingers that happens to you, or you find somewhere better.

I feel your pain OP. I have been searching since spring this year. Lost out on 2 perfect homes as went to closing bids. The last one was just a couple of weeks ago I’m still depressed about it. I’m checking online multiple times a day in the hope it pops back up for sale but I know deep down it’s gone. Starting to feel very down, there’s just nothing nice coming on the market in my price range in the area I want to be.

One house we looked at back in May, we really liked and they also wanted £1.2m for but at the time we could only offer £1.05m so didn’t as we knew it wouldn’t be accepted. They pulled it off the market as they didn’t get the offer they wanted from a proceedable buyer.

Do you think we could pop a note in the door? Saying would they still be interested in selling or would we need to go back through the EA? The exact same house next door in the same condition sold for £1.05 in summer 2021 so I reckon for £1.1m they might?

We found a house through a note. They never found a place to buy though so we bought elsewhere in the end,

Also lost out to being gazumped on our dream house. But something else always comes along :-)
