Reasonable price difference/discount for ex-council housing

We found a 3 bed terraced ex-council house with a garden for £420k. It doesn't have any dedicated off-street parking and instead shares parking bay spaces with other nearby ex-council houses. The garden also is next to a tube line (running every 3 mins). We can't hear the tube when inside the house but can hear it when in the garden.

As comparables we found other similar 3 bed terraced or end of terrace houses (that are not ex-council) nearby with dedicated off-street parking spaces for about £450k.

Given the fact that the above house is ex-council, doesn't have dedicated off-street parking, and has a tube line running next to the garden, what can be a reasonable discount to expect relative to these comparables?

Depends where it is. It's probably been priced in- how does it compare to the others on floor space? Ex council tend to have bigger, boxier rooms.

Does this house have any particular advantages? Bigger rooms, more spacious garden, shorter walk to railway station etc? The ex-council, tube, and parking factors may have been priced in already.

If the other houses are indeed comparable (e.g. school catchment areas, square footage, condition) then it sounds overpriced.

In my area (leafy SW London, near tube) ex-council tend to be at least 10-15% less than comparable private property, but there are not many that come up as the area is overwhelmingly private.

Going slightly further afield to where there are the nearest proper council estates the difference is much greater (but then things like different school catchment areas, crime stats, transport links, etc, all start to come into the mix).

Ex council flats are a million where i live
it will be priced taking into account the history of the property

If you can afford it I would go for parking every time. All you need is one difficult neighbour with those shared parking bays and it could be awful I would prefer the risk of just using the street than the potential issues.
