Preston: houses safe from flooding?

We are looking to help out our oldest son, who has just started his first job in Preston (Lancs), with buying his first house. Looking at the Preston flood risk map though, it's clear that flooding has been quite a problem in recent years. We're not local to the area however, and so we don't have any local knowledge. Would anyone here who is have some recommendations on areas to look at (or avoid!)? Many thanks in advance :)

You can find flood map information on government sites.

Enter the postcode and draw the area and it will give you the zones. Zone 3 is high risk, 2 medium risk and everything else is Zone 1.

Hi! Yes, thanks for the link. Last week I ran a few postcodes through the flood risk search, and also looked at the risk map, and was surprised to find that some of the houses for sale rated 'low risk' had clear evidence of flood damage on their photos. It also looks as though when Preston floods, there is no clear high-risk zone (as there was in the Surrey town we used to live in, by the Thames) - even places quite a distance from the River Ribble are sometimes quite liable to flood. Preston has a lovely atmosphere and the people are so friendly, but I wish son no. 1 had chosen a less watery place to work!
