Update bathroom before selling?

We want to put our flat on the market in 18 months or so, but it needs some work doing. Some work is done, some we have booked in and budgeted for, but haven't got any quotes for replacing the bathroom yet.

Is it worth spending £7k+ (rough estimate) on a bathroom replacement or are we better saving that money? Bathroom is 30 years old so we will need to do something with it before selling but is a full replacement throwing money away?

We expect the property to be worth £150k-ish if we get everything done including the bathroom, it's a 2 bed flat in a good area.

Hey guys, I didn't say do it yourself! I said source the materials - if you have the time & inclination to it can save you lots- then hire a plumber & tiler/ plasterer.

Yes, my DH is a plumber, but if you add the cost of that tradesman in to the cost of sourcing things yourself it will be significant cheaper than 7K.

I did say a PP paying £3k for a plumber was super expensive. But I also did say that it may be v area dependent/ COL has affected charges. It would not be £3k in my area according to DH.

There's no need to laugh, all the OP/ PP would do is add the cost of a plumber onto what I paid. I paid £2k 3 years ago - Inc all materials (bar taps, we reused these) and a tiler. I painted and we didn't need a plasterer.

I'm definitely leaning towards smartening it up but not doing a full replacement. It's more of a starter home than a family home.

Neither DP nor I are any good at any form of DIY so I'd still need to get it done by someone competent 🙂

I am interested in a leasehold flat in a largish block managed by outside company The vendor has confirmed the windows are to be replaced (they need it) but it strikes me as odd in the middle of a sale and when the rest of the building seem to have had theirs done It is on the third floor

Personally I'd price it with a new bathroom needed in mind. I'd hate to buy somewhere the bathroom had just been done as I wouldn't want to needlessly rip out a brand new bathroom because of the waste, so I'd be stuck with someone else's taste for 5 years or so.

This, at the moment with house prices stagnating, just price the house accordingly. Don't do a cheap/rush job on the bathroom just to sell.

Its funny, the other day I changed a toilet because mine was disgusting. I watched YouTube and did it myself. I have no experience but it was still easy. I was unlucky the toulet from Victoria plumbing has a chip and leaked, but I found it, replaced it again and all sorted. Total cost 150 for new toilet. Same with tiling. Buy a tile cutter and watch youtube. It really isn't that hard. I'd get someone to move pipework and install shower, but do the rest myself watching videos. I realise some people don't want to spend their evenings and weekends plumbing, but we had no money. The rule is kitchen's and bathrooms sell homes. It's a bad time to sell, so I would give it a go.
