Three month inspection on rental

I've been advised I have a three month inspection next week for my rental property. What does this entail ?!

Depends on the letting agents. I had ones that basically wanted the whole place immaculate and would mark you down on petty things. Most others are more reasonable and just want to check you aren't trashing the property and not growing cannabis etc..... just make sure its clean and tidy.

A review of how you are keeping the property. Mainly a visual inspection, so the cleaner the better, but also an opportunity to report any issues you are having.

I'm a landlord and sometimes ask to visit to check the property. Mainly to do preventative maintenance, but also to be alert to any maintenance issues that the tenant might not have noticed, eg once a minor leak from a shower screen seal caused water to get in cracks & caused major damage, which the tenants hadn't noticed as the damage was behind a panel. I always ask the agent to make clear to the tenant that they don't need to tidy up beforehand and I don't care about mess. Most take me at my word! The only time I'd care about the cleaning was if it was causing damage, eg if there's something like severe limescale build up on taps then I'll advise them how to clean it without causing damage, because otherwise people sometimes take a Brillo pad to it and wreck the finish. Or occasionally you can get orange mould in bathroom grouting if it's not being cleaned properly, and the longer this lasts the more risk of grout being stained and it spreading. Or black mould if the extractor fan isn't used, for example. In that case I'd explain what was causing it and how to prevent it in future.
You can ask the agent what the visit is for. You are entitled to enjoy your home and shouldn't be disturbed without reason, but a visit can be for your benefit too as it's about keeping the property in good condition.
