Damp room

Our small box room on the corner of our house is constantly damp in the winter. The internal wall on the side actually feels wet to touch. We have decorated numerous times with mould proof paint but damp comes back. The roof has quite a few missing tiles and the pointing on the side wall is bad. We will have to borrow money to get a repair but will find repayments a struggle. Would it be the missing/cracked roof tiles causing the issue, the pointing ? ..or both? Can anyone help. It is a 1930 semi and is the box room on the corner having these issues. A new build is feeling very appealing right now Sad

Certainly the missing tiles could be the issue. Can you go in the loft and see if there’s visible water/ water stains under the area where the tiles are missing? Alternative explanations could be blocked gutters, or a loose Jon int en gutters meaning the run of gutters has a gap in it.

Thank you. I haven't noticed damp in the loft but will certainly double check. It seems just the walls on that corner of the house

Assuming you haven’t already done it, go outside preferably with a pair of binoculars and have a good look at the gutters, are any of the pipes hanging less than horizontally? At this time of year it shouldn’t be an issue but if the room is unoccupied and left unheated that can create damp too.
