High Wycombe Help - Loudwater / Wycombe Marsh

Hi,

I am looking at a property which is on London road towards the J3 exit of M40 and was wondering if anyone could give advice on the area? I am not from here, so not sure what to expect, the house is perfect.

Seen there is a Biffa a short walk from the house, will this cause smell issues? Or are these not noticeable?

What are the junior schools and safety / crime like, I have read ofsted reports and searched for views on the area, but seems to be dated and thought I would see if anyone could give some advice. Thanks.

I can't answer many of your questions I'm afraid. I think as areas of High Wycombe go, it's not bad. I don't know about the smell from the Biffa site, I've never smelt it from the road. The London Road can be very slow at busy times of the day due it being only one lane each way.

Which side of J3- towards Beaconsfield or towards Wycombe? The former is significantly nicer and would totally recommend it as an area. It’s a nice neighbourhood. I can’t say the same about the other side of the roundabout. Crazy how things change over a short distance. Biffa smells aren’t really a thing. School may be Loudwater Combined? Which is ok - not great but not dire. The fabulous thing about this area is the location. You have nearly every shop/supermarket nearby, great transport options straight onto the motorway and by bus.

The traffic is pretty grim and will get worse once they build on the Gomm Valley (between Hammersley Lane and Cock Lane). Definitely a convenient location though as @Fretfulmum said.

Hey

Its just past the Mr India and Dominos towards HW.

Proximity to the M40 was a big plus due to work commute.

Also not sure if there will be any chance of getting into the Beaconsfield Junior / Secondary schools from there?

Bucks has a very good school catchment guide on their website. The Beaconsfield comp took out of catchment to 3.4 miles last year so you’d be at the edge of the catchment. Grammar options are the 3 High Wycombe ones plus Beaconsfield High for girls.

For primaries you are too far away for the Beaconsfield ones but there are others nearer that may take out of catchment depending on the year.

I used to work at that biffa site, it has all biffa's IT staff (or at least it used to).

It's a depot so there are rubbish trucks, but no actual rubbish. I don't think it was smelly. Maybe right in the car park walking next to where the trucks were parked you could tell by the smell that you were near rubbish trucks, but it wasn't a smell that carried.

Last element I guess is the area for crime etc. Have a young family and like to walk, hoping there are no problems around this area. Have noticed that the further you drive along the London road, past BMW, the more run down it seems to get...

You can look up the crime statistics on line by postcode (I think). Some of the areas north of the Rye & not far from the station are ok. There are pockets of grim areas all over Wycombe.

@Tired121 youll need to check the Bucks Council website. If you type in the postcode of the house you are looking at, it will come up with all the schools that are in catchment. Not sure if Becky High (grammar) will still be in catchment or if Holtspur may be (I doubt it though). Wycombe High is in catchment.

I don’t know specifically about crime in that area but I don’t think it’s as high as further into Wycombe. Crime can be a misnomer as some of the wealthiest roads in Beaconsfield have quite high crime rates due to house burglaries.

The patchy bits of High Wycombe for crime/asb are Desborough/Castlefield/Cressex and Micklefield.

The bit around where you’re describing has always seemed pretty peaceful to me. The only hesitation I’d have is that the road is very very busy and High Wycombe is adding loads of new housing estates with no road (or other!) infrastructure to support it. Pollution between the A40 and the M40 must be pretty high.
