Coal outcrop meaning?

Good morning, I’m purchasing a property and the house report came through 4.30 yesterday from my solicitor. Never got round to reading it last night, have woken up this morning and gone through it all. It states that ‘a coal outcrop is recorded to pass through the property’ does anyone know what this means please? I will contact my solicitor for clarification on Monday but I was just wondering if anyone in the know could shed any light.. a quick Google seems to be unclear.

The report does also say no mineshafts etc or subsidence claims within 800 metres of property.

many thanks 😊

I work in Building Control - we check mining reports on house extensions. A coal outcrop usually means there is an unmined seam running through your property. If there is no previous mining, there should not be any issue re subsidence etc. If you built an extension in the future, you may be asked by building control for a reinforced or design foundation, which can bump costs up a bit.
