Where to buy in London, £650-750k, young family

We currently live in a flat in Stoke Newington and love it, but we’ve had DC and want a house + garden and that’s way out of our budget round here. Ideally a four bed.

We’re looking for what everyone’s looking for, really: nice neighbourhood, decent schools, green spaces, a decent high street and good transport links. We’re aware that we might not get all these things. 😊

We’re a mixed race couple (black and white), and would like a diverse area.

In terms of transport links: DH works in the City, and needs to be in the office about twice a week. I wfh.

This is our starter house and we’ll be looking to upgrade in about five years, ideally staying within the same area. So, area is probably more important than the perfect house (within reason).

Happy to look anywhere within London. No interest looking elsewhere. If you’ve any suggestions, I’d love to hear them.

How do people feel about Cheam? I’ve just been to an event there and it seemed nice and like it ticked most of our boxes. Very village-y, which I rather like. Thoughts?

It’s very nice, but wouldn’t consider it to be London (as per your first post). I think it has an outstanding secondary? But don’t have any idea how good it really is! Someone else will I’m sure!

It's London like Kingston is London if that makes sense. There are some excellent primaries & there are the grammar's, access some great catholic secondaries if that's appropriate. Lots of private options & then good comps would be Cheam high although I don't know anyone there & there's another school beginning with G that a friends son got into that's very good.

Actually that friend is in WP but that's just down the road. One benefit of being in the outer zones is you also get access to Surrey schools.
