How much would you offer on a house for £475k in SE London?

It needs work (not too much) but I don’t want to pay for an over priced house on probate. I think everything is over priced really.

Any thoughts and experience welcome!

Impossible to say - is it likely the work priced in? What kind of work?

just because it is probate doesn’t mean it’s overpriced does it?

Yawn… another one who thinks EVERYTHING is overpriced.

What research have you done in your area? Do you know what similar properties have gone for in the last couple of years?

Well, you “having a feeling” that all probate houses are overpriced is a bit daft, really. Talk about a generalisation.
How do you know it needs 20k of work? Are you going by photos or other research?

The amount of work it needs is irrelevant if it is already priced to account for it, which houses usually are.
How much has a similar house sold for in the last 6m? How much would it be worth after doing the work? How quickly are houses selling in the area? How long has it been on the market?
But most of all, how much do you want it and what can you afford? The odd £10k here and there doesn't matter in the long run. This is a home you're buying.

If you want the house, offer asking price less £20k. See if you are out-bid.

Or go and find somewhere less expensive.

SE London is a big area made of very different markets. Dulwich is very different to Sydenham is very different to Eltham is different to Kidbrooke is different to Abbey Wood etc etc. Each is a very different market, so more info needed.

Either way, £475k sounds like the condition has likely been priced in.

A probate sale in a nice area won't be available for long. Especially one that needs barely any work.

As for 'all these boomer houses are way over priced' ! Really !!! 🙄

It isn't a 'boomer house'. It's a house being sold by an executor who could be any age, have differing expectations and differing pressures from every other executor, and really isn't interested in your prejudice.

Probably used, incorrectly, as a way of indicating the house used to belong to an older person. Boomer is an irritating term for people born during the baby boom after World War 2, i.e. someone born between 1946 and 1964, when the birth rate started to fall. The oldest Baby Boomers still alive are now 77. There are a lot of people in the UK older than that.
