Single storey approximate cost

Just wondered if anyone can give me a steer before I get builders in (don’t waste their time if I can’t afford to do it).

im looking at a single storey extension running down the side of the house. 2m by 10m. Anyone had recent extensions that can give an approximate cost for this kind of project. In Home Counties.

i will be knocking through the current kitchen to create a larger kitchen and will also have utility/wet room.

even as I type I think this will far exceed my budget!

I did a wrap around extension - 2x5 on back and 2 x 5 on side. Cost £60k. All in (kitchen, flooring, decorations, electrics etc) it cost £100k.

It’s approx £3.5k + VAT per square metres at the moment to get to second fix (outer London), so not including kitchen or flooring or carpentry etc. So for your 20 square metres - c. £84k plus fit out. Say £20k for kitchen, £2k flooring - depends on the standard you’re looking for.

Thanks @dreamersdown is that 20k for the kitchen to be fitted? Or for the units/appliances etc? I did a full Reno 12 years ago and things have gone up more than realised since then!

I was assuming £15k for a very standard kitchen (not quartz worktops etc) and fitting, appliances on top of that. We’ve just paid £27k for a nice but not huge kitchen, appliances and fitting.

My kitchen was £20k. Fitting was another £2k

that included quartz worktops, boiling water tap, ovens, hob, solid wood painted doors.

We put about that square footage in a box on the back of the house last year and converted the existing kitchen to a downstairs loo and utility. Cost to a plaster finish including VAT was about £70k. We spent about £21k on the kitchen, including some new appliances, flooring and fitting (DIY Kitchens). We also put on a very basic patio. Overall, we budgeted £100k and spent about £105k. We’re SE, not London but nearby so London-type prices. Structurally it was as simple a build as could be.

The £3.5k per square metre above sounds about right. Don’t forget VAT, it’s a killer.

A few years ago we had an extension on the back of the kitchen and wall knocked through to make it open plan. Also small narrow garage turned into a small office on the side of the house with sink put in ( toilet already there) so similar size extension all in all to what you are suggesting . we paid around 70k which also included patio being done ( smallish area).

We're 3/4 of the way through a 3x 12 m extension, plus a 1.7 x 5 along the side (extends the office, kitchen, creates a utility room). Not including the kitchen units/ appliances it will be £160k, south West Midlands.
