How many viewing have you had?
We have been on nearly 2 weeks and haven’t had a single one. Getting worried now. Is this just the way the market is now?

Where is it? The market is, generally, diabolical. Mortgage rates are ridiculous and prices aren't coming down quickly enough to make buying realistic. Do you NEED to sell?

And yes, unfortunately we need to sell. I was expecting it to be slow, just not this slow.

The autumn bounce did not happen. Only very realistically priced and under priced houses are moving.

Last week the number of houses sold was 45,000 for the year to 18th September fewer than the same week in 2017, never mind the boom years of 20 and 21 which aren't even counted in the stats, so what is moving has to be really good value.

I’m in exactly the same boat. Two weeks on the market, 2 viewings booked but both no shows. Thinking of a drastic reduction to get people through the door in the hope it will spark a sale. I’m in West Yorkshire.

We went for the lowest valuation price. There isn’t much wriggle room with price because the onward houses are still holding their price.

The lowest valuation is probably still overpriced because that is what agents are doing to get stock on their books right now.

It's difficult for upsizers because those prices do seem to be stubborn and not moving. But you should still try making offers for what you can afford on them because it's the stubborn ones who aren't even getting viewings.

Yes. Hardly any viewings. I reduced my price to 15k under the lowest valuation and have just agreed the sale and that is with the buyer insisting she wants all electrical appliances and furniture included. If I didn't have to sell I would just wait it out for another 2-3 years.

Not my experience at all (Yorkshire). We're currently looking to buy a second property in our area for my DMum to live in and they sell as soon as they're advertised. We've had a couple of viewings booked that have been cancelled because the house has gone under offer before we've even been able to see it.

We are also in Yorkshire but only had 2 viewings in 3 weeks.

Respectfully I have to suggest that anyone who has had a house on the market for 2/3 weeks without viewings will probably need to reduce the price to generate some interest. The first few weeks is normally when you can expect to get the MOST viewings on your property.

I know it's hard when EAs make you feel like your property is worth a certain amount, but it's very tough in most areas at the moment to sell and EAs aren't always as honest as they could be about that. So it's really a choice between reducing the price to sell or taking the property off the market until things pick up again, if you don't actually need to sell right now.

You've done well to do what you had to do to get the sale agreed.

I hope you can also get a good deal on the house you are buying, assuming you are buying another property.

Well that's the problem isn't it? Everyone complains about sellers price being too high without thinking that they have to move too!

I have to sell, otherwise I will be forced to rent it. My mortgage fix is ending in the coming June. With the repayments increasing it isn't possible for the rental income to cover it. I feel sad about not being able to keep it, but it is what it is.

I just really hope the buyer doesn't mess me around. She's a cash buyer.

Hopefully not... it should (hopefully) help that they will feel like they negotiated hard and got a good deal including the electrical appliances and furniture
