aaaaarrrrgggghhhhh!!! bloody vendors!!!

ok so we have been buying a house since september 07 and as our first buyer fell through on our current house the people we are buying from decided to wait for us. this would have been no problem if it wasnt for them being indecisive and treatening to pull out of the sale as soon as we found a buyer for ours. we gave them some space and started looking for somewhere else and they came back to us and said they had decided to sell!! we have paid out over £1000 on the purchase up to now under the impression that the sale was going through fine!! we had a phone call yesterday saying that the girl who lives there (not even the owner of the property) has decided she isnt sure she wants to move now (again!) we are 3 weeks away from exchange and completion on both our current property and the purchase and this happens!! i dont understand why she has changed her mind again the poor man who is buying our house after we bartered him right up to our level on the price has spent a fortune aswell on surveys searches etc and if the purchase falls through we will almost certainly have to pull out of our sale!! we have got a very specific area we want to live in and up to now there is nothing remotely suitable up on the market!! i cant believe our bad luck!! we should get our final answer tomorrow on whether they are going to go through with the sale or not!!
has anybody been through this kind of situation before?? i feel as if i have been shit on in a party dress!!
sorry for the rant and extra-long post i just needed to get it all out...any thoughts??

Your vendors are rubbish! Whatever you do though don't pull out of your sale - bite the bullet and rent if you have to - then you will be in a great position to pounce when the perfect house comes up - which it will. The property market is just so shaky atm - I would be very reluctant to lose a buyer.

thanks northernlurker i fell like a big shite thinking about pulling out of our sale!! DH blatently refuses to go back to renting and has said if ours falls through we pull out, no room for discussion!! thing is if we go through with the sale we have a shortfall to pay off which we were borrowing from a family member and repaying with the extra on the new mortgage and we wouldnt be able to do this if we were to go to rent something and wait!! also our mortgage offer runs out on march 30th so im totally buggered if this doesnt go through!! i actually really like our current house it was DH who wanted to move to begin with but iv got my heart set on this other house now so il be gutted if we dont get it!!

oooh that is complicated - speak to the agent handlinng your purchase and see if they can do anything - after all they won't be getting their commission if it doesn't go through......

the agent has been pushing another house on to us (a more expensive one mind) so i dont think they hold out much hope of commission for this one!! i am going to call them back tomorrow and see what happens thanks for your advise much appreciated x

Agree with NL

this happened to us end of last year twice in the same chain and we made the decision to complete and go into rented. However it all came good in the end and whilst we were living in a hovel for 8.5 weeks after we completed on our sale we got the house we wanted in the end. Market now is much tougher and a buyer is not to be dismissed lightly.

i know that is what i keep telling DH but he thinks it will be easy to put it on hold until something comes up! he isnt very 'in touch' with the financial market etc im not so good on it myself but as our mortgage company is the dreaded northern rock i have had an interest of late i just dont know what to do now

oh ei...it is so hard sometimes to know what to do for the best. Is the house you offered on your dream house, would you be heart broken if you didn't get to move to it? Or could you imagine something better/nicer coming along. Why can't Vendors be straight forward - we have always been

3MoreWishes - is it redemption penalties that you are being slapped with?

northernlurker & smurfs are totally right. If you can find ANY way of selling your property first, you should do it.

This may feel like 'the house' but since Sept 07, prices may have changed dramatically. And even if the marketed prices haven't changed much, many vendors have had their houses on for months now and need to sell. They'll accept offers.

Sell. Then buy. Wave the idea of a 9% discount at your DH. That might convince him!

we have had a phone call about the sellers decision and it isnt good news it isnt set in stone yet but they have up to now decided to stay put!! there is nothing decent up for sale in our area and DH has said he doesnt want to move anywhere other than the house we have paid out for. its basically there or nowhere[sad il keep you guys posted!!

Buying properties ia a bloody nightmare! What an awful situation for you guys to be in, I think property laws in this counrty need a radical overhaul to prevent this kind of situation.

We had to pull out of our purchase last year due to very restrictive convenants that were in place (very long boring story, that is still rumbling on for the poor vendor). We live in a village with very good schools and moving elsewhere was just not an option.

We had a buyer for our house and the market was starting to slow (we had 15 viewers but only 1 had actually sold their house and decided to buy ours!). We decided to go ahead with the sale of our house and go into rented, so that if another house came up we would be in a position to go for it. As like you dream houses here are few and far between.

We are now in our new house and I just thank my lucky stars, as the houses here are stuck. When we first moved here 7 years ago, there were 3 houses on the market and you had to be quick to get them, today there are over 60 and some have been on for a year or more.

If you can't persuade your dh to go ahead with the sale, perhaps show him this thread.

i have found a lovely house just around the corner that has only just gone on the market...should we say frig it and pull out and go for the beautiful no chain one or hold on and see what happens?? this one which is bigger than the other one...and almost the same market value aswell... im confusing myself

hello ei - would you be gaining anything by moving to this house, more bedrooms, bigger garden etc if it is going to improve your quality of life it is worth the stress of a move and all the associated hoop jumping.
