our seller faked their EPC - is it possible?

I've just had the EPC back for a property we are purchasing. It puts it at an A. I simply don't believe it. There is not a scrap of double glazing, it is standard gas and electric, stone built with no internal or external insulation. It is very old and has not been maintained for at least the last ten years. It has a deep cellar with bare stone and earth walls.

I have tried phoning the assessor but he is on holiday. It's ground floor only which might make a difference I guess but our current home is a D and has far more energy efficient features installed. I just don't get it!

Can these be made up? It is logged on the government website.

I suppose another question could be - does it matter?

Have recently purchased a fixer-upper, no heating system, off-grid (no gas supply) Edwardian 3 bed semi. Our plan to do it up and move in has changed due to work relocation. So we will be renovating to resell asap. Obvs budget is now a thing because it can't cost us more than we recoup when selling on. What heating system do we put in? Electric panel heating would be cheapest option for us but worried it will put buyers off. Oil would involve installing pipework and radiators at a substantial cost. Same for underfloor heating. Heat pumps are not an option due to cost of the system / pipes, rads installation and actual heat pump. (Not eligible for grant) wondered if half way house would be to get it heat pump ready and let new owners apply for a grant? Otherwise am aware there are infra red panels as an option. Any one got any ideas or experience?

You are thinking of renovating in a falling market (every tick of the clock costs you money), where labour is difficult and expensive to source, where materials are skyrocketing. If you do make a profit CGT may well take a slice of that.

IMO in this market you need to have trades on tap, buy in at a very low price and renovate rapidly to make money.

We sold our home we had lived in for 20 years in November last year, it apparrently had an EPC dobe10 years ago but we had never actually had one done. It actually didn't take the new boiler or windows into account so it sounds have been higher. When I told our estate agent we'd never had one they said we shouldn't worry as it was on the register and by not having it done we can save £200! They also said it shouldn't affect the sale which it didn't. My point is don't go by the register as ours must have been mis addressed or some other error which may have happened in this case

Hi,
I’m an EPC surveyor and from you have described, does sound unusual.

You don’t see many A rated properties… to get to that level, you’d require a lot of insulation, high efficiency double/triple glazing with a u-value around 1.2, a very good boiler or heat-pump and solar panels.

There is either an error in what has been entered by the surveyor or a less likely but still possible, a glitch in the software.

Without doubt, your first point of call should be the assessor. If you are unable to reach the assessor, you can contact the accreditation body (also on the EPC).

Keep us posted on here as I’m intrigued how the score was achieved.
