the EA should be able to get you the ground rent, service charges and who are the managing agents. There are 1 or 2 MA who would prevent me from purchasing a flat they manage.
The owner should be able to let you have a copy of the lease, in my experience.
if the Council are the leaseholders, I would ask how they deal with major repairs and ask if they have a sinking fund.I e do they build up a fund for repairs or.are you expected to find money all at once

@Dizzyspeeds and @DepartureLounge - As far as the EA said, the garden is just for the flat. If you look at the pic of it, the width is the width of the flat - kitchen window to the left, then bathroom in the middle, then bedroom to the right. And I've had my offer accepted, but so recently that I haven't had any paperwork through yet!

South Norwood is fine. This is on the same side of South Norwood as Selhurst stadium though so match days could be very annoying (rowdy crowds, parking issues etc). I would spend a day in the area and on the road on a match day and particularly when a match finishes to see the impact

I would ask EA in writing/email to confirm entire garden belongs to you and no one else has access. Is the shed staying?
a shared garden is less valuable imho.

@LuluBlakey1 - That is a very real and useful point. I'll go have a look at night a few times and see what it looks and feels like. I'll also put up a big old fence when I move in!

@MintyIguana - My nightmare!!! Okay yeah - I'll deffo get the EA and then my solicitor to double check and confirm. The garden is a lot of the appeal for me.

@HollywoodTease - Oh that's an interesting idea! I like the idea of the storage off the main room being a giant wardrobe. Though I'd be afraid it would tempt me into too many clothes!

I think those storage spaces are under stair cupboards- where the upstairs neighbours doors open infront of them then go up over the cupboards. You might not get full-height storage in them. If you did, it would be a good way to extend the width of your sitting room.

Ahh yeah I'm not sure about the shed! And yes, I've now asked my EA to confirm that the whole garden belongs to me.

Oh that would make sense! I stuck my head in but they were pretty full so I couldn't see much towards the back. But that's a really good idea for down the line!

Check the terms of the lease. Many don't allow you to run businesses from the premises.

I'd recommend spikes for the top of any fence you put up.

We back onto a footpath although it's at a slightly lower level than our garden so makes our fence taller. We have these plastic spikes on the fence as well as added security really. They come with warning signs and the squirrels and cats aren't hurt by them.

I saw it says adjacent to recreation ground so I went on the satellite view to see what was there. Do you know what sort of things it’s used for? Is there likely to be much disturbance? That would bother me far more than trains.
The flat looks lovely, nice and light, great garden. I wouldn’t be thrilled with an upstairs neighbour having a BBQ regularly outside my front window though.

I like it.

Train noise I don't think would be an issue: the garden is big, and you could plant some really dense bushes to further shield the sound of you wished.

Also, is one of the bedrooms at the front? You could sleep in that room if the train noise bothered you, but I don't think it will (used to have a train line at back of garden, quite liked it actually).

If you have neighbour noise, look into getting some good sound proofing. That would ne money well spent.

Yes indeed maybe someone busy with twins? There were 2 rock-a-tots. Again I would have removed for the photos. Despite the clutter it looks light and bright.

It's very much in the middle-ground, between the niceness of Crystal Palace and the roughness of Thornton Heath. So it's got a grottier surface than CP, but feels safer to me than TH. I've got relatives who live very near the station - the trains also run past their back garden, which their kids really like - and they're very happy there day-to-day. Not sure if they'll stay there for secondary, Harris SN does well, but it can feel a bit edgy for teenage boys. Plenty are fine there though and there's lots of families around, especially as you head over to SN Lakes and the country park. There's grimy streets for sure, but you can go a couple of streets over and it'll feel much nicer. So in summary, it's not delightful, which is why it's affordable, but it's well-connected and got everything you need.
