Buying a house with a cigarette smoky smell

Typing quickly on my break and stressed so please excuse any errors.
Would like any advice please.
We've been for 2 viewings of a lovely property, nothing similar in the area and we need to stay. First viewing a slight smell of smoke, second much more noticeable.
Carpets look relatively new so would be a shame to replace them but can budget for doing so if needed.
We will want to offer under asking price anyway due to budget.
I'm sorry I'm not really sure what I'm asking. Does anyone have any good advice? If it wasn't for the smell we would be making a quick offer but I'm not sure now!
Thanks

Is it possible? Likely? That smell would go with professional carpet clean and other cleaning?

It will be ingrained into the walls, the woodwork, the carpets. It might take some work to get rid of it so so you need to be prepared for that.

I couldn't unless I had a budget to redecorate totally and replace all carpets

A very deep clean of the carpets might work. You'd also probably need to repaint top to bottom, so would need to factor that into the offer price.

I would plan to replace carpets and repaint.

I bought a house where the vendor smoked. We didn't really notice when we viewed - the house smelt musty but it was probate and had been empty for around a year before we viewed. We realised when we moved in that it was smoke we could smell and gave everything a good clean and thought it was OK (just occasionally noticed it) . However, a year later we went on holiday for 2 weeks and since we've returned I've found the smell unbearable and have now pulled up the carpets and desperate to decorate. If you love it, buy it, but try and decorate ASAP!

We bought a house from a smoker- got it for a good price as smell had put many buyers off. We washed all the ceilings, walls and used a special paint to repaint all the walls and ceilings.

We did get a professional in to clean the carpets. While the smell was less noticeable it was still there and finally disappeared when we changed carpets and underlay.

It's not an easy or cheap process, but if you love the house, can get it for a good price and have time/money to repaint and clean every surface and potentially change carpets, it's worth to consider.

I bought a house from a smoker. I replaced the downstairs carpet anyway as it needed it, but that's all I did. Kept windows open for weeks and used plug in air fresheners everywhere. It took a while, but the smell did go. And I didn't do any redecorating or replace any other carpets.

The other thing is, the smell will be in curtains, sofa etc so once the contents of the house are out that might help a little too.

You will have to remove all fabrics and carpets. It will be ingrained. You will also need to wash the walls.

the link is from a lady that cleaned a house that was owned by an ex-smoker and this transformation is great.

Honestly, this house would eventually be fine if you bought it in spring/summer where you could air it out and revamp it, you'll most likely complete by December and you'll be locked in with the smell which will be in the radiators the worst. We bought a smoked in house and the radiators were the worst culprit.

GrumpyPanda · 20/09/2023 13:30

Definitely repaint the walls rather than just wash them. There are special anti-smoke primers that seal in the smell.
