Completion date change

Hi all.
We have a house move completion date booked for next Thursday. However, our solicitor has still not exchanged contracts because of one outstanding thing called an 'NI Water Map' It's a map of the sewers around the new house basically. They are hoping it will be in by Tuesday latest. I'm not confident it will be in.
Am I within my rights to delay completion to the following week, to allow more time for this last legal thing to come in? Before exchange I mean. The other parties in the chain will be annoying of course, but what can I do.

Yes within your rights to change any detail before exchange, including the completion date.

I imagine the other people in the chain would say wait to see if it does come in on Monday or Tuesday before considering changing the Completion date. They will have booked Removals so it's not easy for them to change at this late stage. Although obviously they will have no choice if the thing doesn't arrive in time.

Luckily my buyers are staying with parents. My vendor has already cleared the new house. So it should only be us that need to change the removal date. Will wait until Tuesday before deciding.

What is the point of getting the sewer map ?

If it is to check whether there are issues with the sewers that might affect your willingness to purchase then surely you don't exchange before you get the map, because once you exchange you are largely committed to purchase.

The water map is to check if a main sewer falls within 3 metres of the house itselfs boundary. In Northern Ireland, houses built after 2006 must have the sewer further than 3 metres away. Otherwise indemnity insurance is required. This is cover damage to your house as a result of sewerage works/fixes around the house
