Point it out (or not)

Our house is currently on the market and the agent is doing the viewings when we’re out. However, we’re doing a viewing ourselves this week because the potential buyer has unusual availability.

A couple of days ago, we discovered a long standing leak from the dishwasher waste pipe (great timing). It’s all fixed now but it’s got under the laminate flooring and caused a few planks to bubble up / warp. It doesn’t look massively obvious but you would notice if you were looking around.

My question is, when doing the viewing would you point it out and explain what had happened, or let them look around and draw their own conclusions?

If I’m asked a question about it l’ll obviously answer honestly, but part of me thinks it’s daft to point out a negative. However, the other part of me thinks it’s better to get in with an explanation.

If I see something of concern at a viewing, I will say 'what's happened there then?'
