Is it cheeky to go in with 700k under asking price

There is a Victorian townhouse for sale in our dream street but the sticking point is the asking price.
it is currently on the market for £1.7million however in my opinion based on research, independent valuation sites and recently sold properties it’s only worth just over £1mill.
it doesn’t seem it’s had much interest so my dilemma is would it be very cheeky to offer what i think it’s worth which is £1045000?

That`s right, thinking that a property has to go up in value just because you "held" it for a few years shows total misunderstanding of how markets work, the main thing to consider is interest rates and how much people can borrow, that is the life-blood of the property market not how long you lived in the house.

What an odd post.

No he doesn’t particularly want to live there but I do. I am allowed to call estate agents and have my own wants and opinions separate from my DH.

I think you're being a bit naive that you won't be laughed at. No way they're even going to put that offer to the vendor because it's patently unserious.

Have a conversation with the estate agent and give them that feedback. “I like it, I’ve done my research, this is a comparable price on a like for like property, can you explain to my why this is marketed significantly in excess of that as my best offer would be £x”

They'll tell you.

Well all I would say is speak to the estate agent . You are perfectly entitled to offer the price you want to or can afford - the vendor is entitled to tun it down. I think that trying to guess what a house is worth from last sale price many years ago is not the greatest thing. It is what it is worth now. Which as so many have said - is what someone is willing to pay.

Friend of mine had someone come and visit because he wanted her house with a spreadsheet to show her how he had to offer her 50 % of the price to make the renovations he wanted to - so a Phil & Kirsty - engage with the owner type thing. She was polite and kind but said - the house is liveable - if you want to turn the study into a dining room or make the sitting room into two rooms - your choice. So thank you for your research , but no thank you. The house had new electrics / plumbing etc. Anyway she ended up getting 85% of the price ( but not to this chap. ) It was an amicable discussion

This one is on a crescent in a gated estate in Nottingham but properties in The Park tend to be quite different from each other so I would have thought it would be hard to compare. www.rightmove.co.uk/properties/139694930

As an aside- IfI was going to spend 1.7m on a property in the north of England it would be this one!

The harrogate 1 is very deceptive. It is actually on the main road- doesnt have a garden and is opposite a sort of HMO
I would price at about £1.2 million.

These are the most promising properties on right move but I don't think it exists

I guess there is a small possibility it's in Scotland as I don't think right move is as popular there

If someone made an offer this low, Id not be selling to them even if they offered the asking price...
Houses went up massively (ours twice the price) since 2011...
