How much would you budget for renovations?

FTB. Booked in to view a house on Tuesday.

It's a doer upper and needs some repairs and updating. I've looked online but there's various quotes and I can't work out how much money I should keep aside for the work if I do put an offer in.

It currently needs -

Central heating installing (mains gas not available). Cavity wall filling and loft insulation has been recommended.

Possibly a full rewire

New flooring and painting. Kitchen ceiling looks like there's been a leak at some point so will need to be re plastered/painted again.

How much would you budget for this work?

£20-30k unless you have friends / family in the trade. I've noticed prices and materials and labour has gone up significantly. We have just finished some alterations - one wall structural - and we've ended up spending £40k with new flooring, plastering, electrician etc

How big is the house and where are you located? What kind of flooring do you want to use?

Just did rewire on a 3/4 bed - £9k. Just replaced boiler, central heating, pipes etc but NOT bathrooms/kitchen - £14k, bought radiators on top of that, though it did have some tricky bits so could maybe have done it for more like £10k then rads.

if something’s been wet, I’d have an additional £10k in mind as an uh oh fund and be glad if you don’t need it.

We’re in a 3 bed terrace, started work in late 2021. Rewire, 5x rooms plastered, floors sanded, new bathroom and new kitchen, gas connected and new boiler. We got very short on energy and time last year and spent a little bit on decorators, which sped things up considerably but wasn’t cheap (getting the hallways done was £2k!). We’ve spent around £40k so far.

We’ve got two more rooms to do, including a bit of structural work (widening a doorway, putting in a downstairs loo, putting in a skylight and French doors) and doing up the jungle of a garden. Anticipating another £20k. So £60k in total.

I would’ve liked to have had new windows included in that but we have to get timber so I don’t think we’ll manage to get them done for another couple for years.

It's a 2 bed semi and I'm based in Mid Wales.

I'm not sure what flooring I want yet but I would have the bedrooms, landing, stairs and living room carpeted. The bathroom and kitchen floor look ok in pictures but I can't tell properly.

I have heard that there are grants that can help with the cost of installing central heating, but I have no idea if I'd qualify.

Shock at some of these figures! I was hoping 15-20k maximum but I think that's being optimistic.

Budget about 35 k depending on your taste for high end materials - 10k flooring, 10k rewire, 10k heating, 5k insulation and miscellaneous.

You need to find out what caused the leak in the kitchen ceiling, not just replaster and paint - could end up being ££

It won't be mortgable if it doesnt have any source of heating at all. Are there has fires or usable chimneys?
