for 800k odd for a couple and a dog….

Hi everyone,

Sorry for yet another where to buy thread, but we could really use your help and insights.
We are planning to buy a house for our small family of two. We have been exploring some areas and viewing houses over the past few months, but really struggling to make our mind up.. / where we can afford
Budget:

  • Ideally somewhere between 750K-850K
Location:
  • Needs to be relatively easily accessible to Paddington
  • Safe
  • International / diverse community: we are both non British, and would like an open-minded and welcoming community
  • I’m in the creative field, so that kind of vibe would be a wonderful bonus
  • Dog enthusiasts
  • Access to gyms / Pilates / pools - that kind of thing
  • Access to green space
  • We currently live and like West London. We would love to live near Hampstead but that’s not going to happen!
House:
  • Min two bedrooms
  • Ideally a house with some outdoor space
Any clever ideas/ gemstones out there? Looking forward to hearing your thoughts/suggestions... Thanks so much

Harrow-on-the-hill. Met line super fast into baker st. Green spaces etc. Not Harrow though. You need to look on the actual hill in HA1. Lovely pool at Harrow School, nearby David Lloyd gym etc and budget alternatives. Great for dog walking and you'd get something lovely on the hill for that budget.

And diversity is the hallmark of the borough.

I would look at Twickenham or Richmond but it depends how much space you want for 2 and a dog as you'd probably be able to get a 1 bed for that.

monpetitlapin · 10/09/2023 14:21

Sorry meant to say "a reasonable 1 bed or small 2 bed"

Summer2424 · 10/09/2023 14:23

Hi @Daisrose
I would live in Richmond or Isleworth 👍

HA1 covers quite a large area, some of it quite far from the hill (parts of North harrow)

I couldn't think of any other way to search just for the hill. The rest of Harrow is pretty grim. The OP needs to look for properties within the roads that circle the hill with the school at the top.

Do you need to be London ,or more want it we are 30 mins to Liverpool Street and then 15 or so mins on Elizabeth's line

3WildOnes · 10/09/2023 18:05

Acton is only 8 minutes to Paddington on the train.

cimena · 10/09/2023 18:41

I think Kensal Rise / Queens Park would be a flat but it’d be a nice flat - or maaaaybe a small house. Fits the bill though!

Acton / Ealing if you must, but I’d start with Kensal

madamepopov · 10/09/2023 18:54

I was going to say Queen's Park too. Kilburn is more affordable (but with good reason!)
Maybe even Maida Vale or West Hampstead

I grew up near there and agree the hill is nicer than some other parts, I thinking parking might be a nightmare if you lived there but maybe I shouldn't judge everyone by my own shit parallel parking ability

Supercat100 · 11/09/2023 15:57

Actually it isn't any more since they introduced parking permits. The hill is bloody gorgeous.

If you’re open to exploring South London you can get a bit more for your money in some places. For example Sydenham is a great diverse area and Mayow park is perfect for dog walking. Also access to gyms/pools nearby and in neighboring Beckenham.

Something like this would be in your budget:
