Would you withdraw from this purchase?

Hi

We sold our house in April. Offer accepted on purchase in June. Should be exchanging soon. We have first time buyers who are in rented until October. Their mortgage offer will run out in November I think. I really don’t want to lose them in case we don’t get the same offer or even sell.

However - we’re having major doubts about the house we are buying. The seller has proven to be difficult and we just don’t feel like we can trust his word or that the house won’t turn out to be a bigger money pit than it appears. He said he would do certain things then didn’t because he’s run out of cash to do them. Other things he has done, I’m not sure they have been done properly. We looked at it again last week now it is empty and it is in a far worse state than when we offered. We asked for a price reduction, he said no and if we didn’t commit by the end of that day, he would withdraw from sale. He then demanded we exchange this week, but the solicitors say we’re not quite there yet. We feel he is hiding something. Just a gut feeling about how he is behaving.

There's another house for the same price, in a better location and it is immaculate. BUT - will we lose our buyers? In terms of mortgage, we will have to re-apply and potentially not be offered the same amount and higher interest rate. Or not be granted a mortgage at all! Plus the extra survey to pay for and wasted solicitors fees.

What would you do? Are we crazy for proceeding or crazy for pulling out? Thanks!

Thanks everyone. Already had a friend offer their spare room if we need it and people are putting feelers out to people they know who own properties to rent. Sure it will work out.

We won’t tell our buyers until we have to, because we don’t want to worry them. We will move out whenever they want to complete. Even if it means a hotel at first. This won’t impact on them.

Our new sellers are chain free. They are moving in with family. If they were prepared to move out, could we rent the house until completion?

I had a relative do this. They rented the house they were buying until the sale went through as it was empty and they were risking losing their buyer

I get you no longer like to house but I am a bit surprised you expect so many changes - you want him to pull the carpets up before it's legally your's? I think there is a reason this bigger house is cheaper than the smaller house - it needs more renovations.

You can ask but it might be there mortgage lenders that says no

I work with an estate agent, and I have seen buyers rent a property until completion.

Solicitors don't like it because there is a risk that you wouldn't move out if anything went wrong, so it all depends on the parties involved and how risk averse they are.

You would still need a proper tenancy agreement and to pay a deposit etc, if all parties were happy for you to rent.

I have explained that isn’t the case. Read everything I have written.

It seems it does happen where buyers rent the house before completing. But it can be complicated. I guess we can just ask and see?! Thanks again everyone.

We feel a huge sense of relief at not buying the other house. Thanks for all your help everyone in making me see sense!

We feel an excitement about moving to this house that we never had with the other one. Lesson learnt. Trust your gut!

Congratulations! They would have been crazy not to have accepted a full asking price offer in this market.
Totally agree with 'trust your gut'.

The offer was only accepted at lunchtime today, so the estate agents are closed until Monday now. We will ring them first thing Monday to withdraw. Dreading it!

Afraid I am on the side of the seller of the property you have offered on.
You can't expect him to remove the carpets drop the price further etc you have had a survey and you agreed a price on the offer - he has already removed a condemned gas fire - what if you pull out of this sale and offer on the other house and the sellers won't reduce the price further for every extra crack in the paintwork that you didn't see on the first viewing !

its’s a buyers market now so lose them at your own risk. I wouldn’t piss off buyers atm. Why should they lose their mortgage deal because you couldn’t check your house purchase properly. You might be better going into temp accommodation. Dont waste peoples time (and money!)

No read while thread but some practical tips about moving into a rental short term.

Contact removal companies that offer storage- that way you only pay for one removal. Pack - to company storage (pay weekly storage fee) - deliver.

Compare with quotes for removal to selfstorage - storage fees- 2nd removal to house.

If you think its not going to be too long vontact holiday rentals, lodges, holiday parks and serviced apartments. Get monthly rental availability and prices. You may have to suck up some longer commutes. It puts you in a brilliant buying position.

If you think it's going to be 6mths + get a rental.

There’s a lot more to it. Read everything i have explained to start though. We’re not wasting any time. The seller has behaved badly, not us, we are not wasting anyone’s time or money. I have already said we will move out into temp accommodation whenever our buyers need us to and have no intention of inconveniencing them.
